Codes & Ordinances: Construction shall conform to the International Residential
Code 2015 and with current Massachusetts State Building Code 780 MR - State Board
of Building Regulations and Standards
Geotechnical Report: The contractor shall be familiar with the geotechnical report[If
Applicable]. If a conflict occurs between these notes / specifications and the
recommendation from the geotechnical engineer, then the more stringent shall apply.
Verify Dimensions: Contractor shall verify all dimensions, drops, slopes, and details of
these drawings with those of the architectural design plans, and contractor shall report
discrepancies to engineer in writing and architect/designer prior to the start of
construction.
Contractor Field Verification: During construction the contractor may encounter
existing conditions that were unknown during design and vary from the plans. The
contractor shall notify the engineer in writing prior to proceeding with the work of all
discoveries that interfere with proper execution of the work and/or jeopardize the
structural integrity of the structure.
Additional Details: If contractor requires additional details or information not found on
the drawings or in the specifications, contractor shall request this information from
engineer in writing prior to the start of construction.
Revised Information: These drawings are based on certain assumptions and the
engineer reserves the right to revise these documents if other information becomes
available.
Construction Review: Construction review services by the engineer of record are
available prior to concrete placement, during the concrete placement and during and
subsequent to the stressing of the post -tensioning strands, if applicable. If the
engineer of record does not perform these construction reviews, then the engineer of
record accepts no responsibility for improper implementation of the plans and
specifications.
Waterproofing: Unless otherwise specified, masonry contractor shall be responsible
for providing all foundation moisture proofing and insulation.
Provide waterproofing as required by state codes
Provide footing drains as required
Roof drainage: Dwellings shall have a controlled method of water disposal from roofs
that will collect and discharge roof drainage to the ground surface at least 5 feet from
foundation walls or to a subsurface drainage system.
Structural Stability During Construction: The drawings illustrate the completed structure
with all elements in their final positions, properly supported and braced. The
contractor shall be responsible for all construction means and methods. The
contractor, in the proper sequence, shall provide proper shoring and bracing as
necessary during construction to achieve the final completed structure. Foundation
Shall Not be Backfilled until 1st Floor Deck is Framed and Sheathed.
Structural Foundation Notes:
1. Concrete shall be 3000 PSI or stronger
a. Anchor bolts ASTM A307 galvanized, min. 5/8" diameter, 12" long, w/ 2-1/2" hook
spaced per Code Checklist, or in concrete piers w/ Simpson ABU-series base;
SPACED 2' O/C for slab -on -grade construction (i.e. Garage, Basement Walkouts,
etc.).
b. All walls to have min. 2#4 top horizontal, 2" clear, to prevent shrinkage
c. All walls longer than 25' shall have vertical control joint with Waterstop between
wall joint.
2. Steel reinforcing shall be 60,000 PSI deformed bar
3. Assumed net allowable soil bearing capacity, q= 2500 psf, for a medium
sand/gravel composition. Other soils encountered, contact the Engineer of Record.
GENERAL EARTHWORK REQUIREMENTS
1. All backfill soils materials to be ASTM, D 2487 soil classification groups GW, GP,
GM SW, SP, SM, free of rock or gravel larger than 2 inches in any dimension, debris,
waste, frozen materials, vegetation, or other deleterious matter.
2. The sub -base soils material to be a naturally or artificially graded mixture of
natural or crushed gravel, crushed stone, and natural or crushed sand ASTM C2940,
with at least 95 percent passing a 1-1/2 inch sieve and not more than 8 percent
passing a no. 200 sieve.
3. Drainage fill to be a washed evenly graded mixture of crushed stone, or crushed
or uncrushed gravel, ASTM D 448, size 57, with 100 percent passing a 1-1/2 inch
sieve and not more than 5% passing a No. 8 sieve.
4. Protect sub -grades and foundation soils from softening and damage by water,
freezing temperatures, or frost.
5. Excavate to sub -grade elevations regardless of character of materials and
obstructions encountered.
6. When sub -grade or existing ground surface to receive fill has a density less than
that required for fill, break up ground surface, pulverize, moisture -condition or
aerate soil, and re -compact.
7. Place backfill and fill in layers not more than 8 inches in loose depth at optimum
moisture content. Compact each layer under structures, building slabs, pavements,
and walkways to 95% of maximum dry unit weight according to ASTM D 698;
elsewhere to 90%.

STRUCTURAL NOTES
1. Hold down intermediate ridge support posts to posts/ columns
below and to find pad with adequate Simpson Hardware. Fasten
ridge to intermediate posts below with post cap [ e.g. Simpson
CCQ]
2. Hold all rafters down to wall plate with Simpson H2.5A Tie. If
toe nailing of rafters to ridge beams result in rafter end splitting or
less than 1" of nail lenght in rafter wood, reinforce joint with joist
hangers.
3.Fasten rafters to ridge beam with Simpson LSSU - series or
Simpson straps over top of sheathing spaced at 16" o.c.
4. Use 2x6 collar ties at 16" o.c. or Simpson LSTA18 straps over
top of sheathing spaced 16" o.c.
5. Band joists to be fastened with Simpson straps at 4' o.c.
6.Use dimensional blocking @48" o.c. in the first two joists and
rafter bays.
7.Use double joist / blocking below interior partition walls, kitchen
island, tubs,showers, etc.
