Crocker, one of the heirs of the land of Franklin Crocker, distributing one hundred and ten acres of land in two deeds adjoining Lewis Bay on the west. In December 1891 is a "Plan of Lots" at Hyannis Park situated in Yarmouth Mass, for sale by John V. Scott. (BCRD, Plan Bk. 26:105) see attachment 1. On 12 January 1891, Mortgage deed — Augusta H. Crocker in consideration of $2,500 pd. by Abel D. Makepeace... conveys a certain tract of land situate on the southwest part of Town, bounds beginning in the northwest corner of the premises at what was then Sea View Street, east of the village of Hyannis, adjoining what was formerly known as Gage's Field, and west adjoining Lewis Bay, containing fifty-five acres. (Deed Bk. 193:256) The other parcel sold by Crocker was dated 10 August 1892, known as the former "Burt Farm" containing fifty-five acres adjoining the first parcel above and Lewis Bay. (Deed Bk. 251:562) Lot 33 On 13 April 1894 the Trustees of the Security Investment Company in consideration of $1 pd. by Ellen M. Pratt conveys ... a certain lot of land known as Lot No. 33 Hyannis Park, Yarmouth, bounded ... (beginning at a point 297 feet S.E. of the N. E. corner of Vernon St. and Brockton Ave. in the east line of the said Brockton Ave.) then runs N.E. 80 feet in a line at right angles to Brockton Ave., then runs S.E. 50.16 feet in a line nearly parallel with Brockton Ave., then runs 76.01 feet to Brockton Ave., Then runs W. in the line of Brockton Ave. 50 feet to point of beginning. For title, see deeds recorded with said Registry, Bk. 201 pg. 562 & Bk. 206 pg. 217 & Bk.206 259. (BCRD, Bk. 211:196) On 26 September 1895 Ellen M. Sprague), conveys ... a certain lot of land known as Lot No. 33... as described exactly as the 1894 deed. (BCRD, Bk. 289:419) M. Louisa Sprague sells Y of lot no. 33 to Alice E. Sinnott On 29 May 1908 M. Louisa Sprague (wife of Horatio Sprague) in consideration of $1 pd. by Alice E. Sinnott of Brooklyn, NY, conveys ... the West half of a certain piece of land 01 Deed Search for 50 Park Avenue, Hyannis Park, Yarmouth, MA known as Lot No. 33 Hyannis Park, intending to convey the westerly half of the parcel of land conveyed to me by deed dated April 30, 1908 from Mary G. Davis, bounded...S.W. by Brockton Avenue 25 feet; N. by Lot No. 34, 80 feet; E. by a cranberry bog 25 8/10 feet; S. by a line parallel with and 25 feet distant from the S.E. line of said Lot No. 34. Scott, Hayward & Howard, Civil Engineers of Brockton, MA" filed in registry. Bounded ... the S.E. Line of said lot measures 72.2 feet; the S.W. line 50 feet; the N.W. line 76.01 feet; the N.E. line 50.16 feet. FA Deed Search for 50 Park Avenue, Hyannis Park, Yarmouth, MA Reference, for title see deeds recorded with BCRD, Bks. 201:562; 206:217; 206:259, together with right of way from said lot to the public streets. (BCRD, Bk. 211:410) On 3 August 1907, Richard W. Wright of Hyde Park, MA in consideration of $1 pd. by M. Louisa Sprague, conveys...a certain parcel of land "with the buildings thereon" situated in Yarmouth comprising Lot No. 32 as shown on plan entitled... same as 1894 deed. Reference, for title see deeds recorded with BCRD, Bks. 201:562; 206:217; 206:259. (BCRD, Bk. 284:232) Combining Lot No. 32 and the eastern half of Lot No. 33 In January 1911 a "Plan of Land" to be conveyed by William F. Makepeace to Bay View Cranberry Company. (BCRD, Plan Bk. 9:61) see attachment 2. Note: see deed dated April 1923. This plan corresponds to the dimensions of that deed. Mortgages on lot no. 32. Edith A. Sprague inherits property at lot no. 33 from her father Horatio B. Sprague. On 21 December 1918, Mortgage Discharge: William F. Makepeace, Charles D. Makepeace & John C. Makepeace, heirs of Abel D. Makepeace pay in full the mortgage given by Augusta H. Crocker, dated 12 January 1891. (Deed Bk. 367:70) In April 1923 William F. Makepeace in consideration of $1 pd. by Edith A. Sprague, conveys a parcel of upland in West Yarmouth. Beginning at S.W. corner of the Premises to be conveyed at a bound in line of land now or formerly of Allston M. Sinnott, then runs 0 S. 79 40' E. 177.6 feet and in line of land now or formerly of the Bay View Cranberry Company to a bound; then runs S. 13' 51' W. in Bay View Cranberry Company's line 92.2 feet to a bound; then runs 540 29' W. 40.6 feet to a bound and land formerly owned by the grantee; then runs N. 38" 45' W. in line with Allston M. Bounded as follows: Beginning at the Southeasterly corner of the granted premises at a point twenty-five feet running southeasterly to the southeast corner of Lot No. 32; then runs northwesterly one hundred feet by Brockton Avenue to a point twenty-five feet northwesterly from the southwesterly corner of Lot No. 32; then runs northeasterly by the westerly half of Lot No. 33 and by land now of formerly of Charles H. On 16 February 2008, Carl J. Lilieberg III quitclaims to Carl J. Lilieberg & Laura J. Lilieberg. Land together with building(s) thereon situated in West Yarmouth, with same bounds as previously written. "For title see, deed to Jeanette R. Strong, nee Lilieberg, recorded in deed book 1821:257 and estate of Jeanette R. Strong, Barnstable County." (Deed Bk. 22708:349) 5 Deed Search for 50 Park Avenue, Hyannis Park, Yarmouth, MA On 14 April 2020, Carl J. Lilieberg III & Laura J. Lilieberg of Southern Shores, NC in consideration of six hundred fifty-five thousand dollars paid by Ates & Elizabeth Civitci, and Scott Schumacher, conveys land in Yarmouth together with buildings thereon, bounded same as above deeds... meaning and intending to convey the westerly half of Lot 31, the whole of Lot 32 and the Easterly half of Lot 33 and a parcel of land northeasterly of and adjoining the above lots. The above -described premises are shown on plans recorded in the BCRD in Plan Book 26:105 and Plan Book 9:61. "Meaning and intending to convey the same premises conveyed to the grantors by deed dated February 16, 2008 and recorded with the BCRD Deed Bk. 22708:349.
