am glad you saw the same as I did. Like 181-183 River, houses had worth and structures
were noted. It almost makes me think that the house may have been leased early on, not
owned, with the land owner selling only the land. This is early for a residential development
and I know most folks in Yarmouth did not own their own homes, but rented or leased. It is
odd that no structures are mentioned in these deeds. Also, the survey done in 1973 does not
show a building either, strange. This is why I would love to see where the 1910 date came

When I was reading through the deed search you did, I saw that all the notations refer to a
"plan of land" or a similar reference, but structures aren't noted until the 2008 and 2020
sales. Is that the way most older deeds are recorded, mentioning only the parcel of land, and
not including a mention of any building on the plot of land? Very interesting!

Thanks Lisa for the clarification. I did not seem to see that part and assumed the new
foundation and architecture meant a totally new structure. I don't have any problem with
what they are proposing.
I am curious about the date of build. The deed in 1911 conveys a much larger parcel then what
exists today, with no structure showing on that property. I would love to see some evidence of
this, not that it would change the outcome.
In January 1911 a "Plan of Land" to be conveyed by William F. Makepeace to Bay View Cranberry
Company. (BCRD, Plan Bk. 9:61) see attachment 2. Note: see deed dated April 1923. This plan
corresponds to the dimensions of that deed.

This is not a demo; they plan to carefully lift the house and move it 16 feet back as approved
by the Conservation Commission onto a new foundation, and as you noted, make other
changes in the interest of Conservation as well. The plan is to keep the first floor footprint and
renovate it, and upgrade and renovate the second floor. They don't like what they call the
current "Lego" structure; they want more of a Cape look which they feel is more historically
accurate, so the majority of the alterations will be to the second floor. There will be
substantial change to the second floor, which is reflected in the elevation they shared.

house because they believe it to be outdated? I understand pillars are being added to the new
structure to guard against flooding, and other conservation steps being taken. There is no

I mis-assessed on my previous email. I believe there "could" have been a house on the
premises of 50 Park Avenue in 1923 when Edith A. Sprague bought the property from
Makepeace. The reason I state this is because why would a woman from Plymouth buy a piece
of property in a developed residential area that has no dwelling on it, or would buy it with the
intention of building a dwelling, as a second home. Regards, Bob
