103 River Street — Demolition Reauest
On September 8, 2022 The Yarmouth Historical Commission assembled and considered the above
referenced property due to a request to partially demolish sections of the structure. The intended purpose
of the partial demolition is to preserve the front section of the house and demolish the sections behind the
front fagade and a more recently added porch to the left of the front section.
A Notice of .Intent to Demolish A Historic Building form was filed with the Yarmouth Historical
Commission by William Hearn, the owner of the property, in conjunction with Mark Sangiolo from
Sangiolo Associates Architects. This application was considered by the Yarmouth Historical Commission
at their meeting September 8, 2022. The Commission commended Mr. Sangiolo and Mr. Hearn for their
plan to restore the historic front section of the house. Mr. Sangiolo and Mr. Hearn agreed to add a faux
chimney to be placed where an original chimney stood; otherwise, the plans presented were unanimously
approved by the Commission. Accordingly, the applicant can proceed with the partial demolition.

lot dotted with shrubs and deciduous and evergreen trees.
A wood post -and -rail fence encloses the property. A dirt
loop driveway Is in the southwest corner of the lot,
projecting off a private right-of-way.

This form is an update to an MHC Form created in 1980 (Elrick 1980). This updated documentation expands the description and
history of the building and discusses alterations made to the property since the original form was created. The property is included
in the National Register as a contributing resource in the South Yarmouth/Bass River Historic District, listed in 1990.
ARCHITECTURAL DESCRIPTION
The Captain Ezekiel Matthews Sr. House (1785, YAR.336) is an east -facing, Federal -style, three-quarter Cape with a two-story,
four -bay, gable -roof ell projecting from the north bay of the west elevation, and a one-story shed -roof addition projecting from the
west elevation of the ell. A second one-story addition with a flat -roof, projects from the south elevation of the main block. The
building has a fieldstone and brick foundation, walls are clad with wood shingles with narrow corner boards, and the roof is covered
with asphalt shingles with a narrow wood cornice. The east and west slopes of the roof of the main block have full -width shed
dormers, and the ridgeline is pierced by a brick chimney near the south end; a buff brick external wall chimney is near the east
end of the north elevation. A second brick chimney pierces the center ridge of the ell. The original entrance is in the north bay of
the east elevation and has flanking engaged pilasters, a wide entablature with a narrow glass transom, and, a multi -panel wood
door. Two entrances are in the south elevation. The entrance centered in the main block has a wide board surround and a modern
four -panel, two -light door and a storm door. The entrance in the east bay of the ell is sheltered by a hip -roof entry porch with a
molded cornice supported by square posts and a multi -light, multi -panel wood door with a wide board surround,. Fenestration
consists of twelve -aver -twelve, eight -over -eight, and six -over -six double -hung wood sash, twelve -over -twelve vinyl replacement
sash, and 24-light vinyl casement windows, all with wide board surrounds. The one-story shed -roof addition has a vertical -lift
garage door in the west bay of the south elevation. The building retains numerous characteristic features of the Federal style and
the three-quarter Cape form, including window placement, style, and surrounds; door placement, wall covering, and arrangement
of bays.
HISTORICAL NARRATIVE
This property is in the southern portion of the South Yarmouth/Bass River Historic District, which was set aside between 1713 and
1714 as a Native American reservation. By 1778, the land was divided into large lots and sold to settlers of European descent.
This southern area initially primarily developed as saltworks along the Bass River when South Yarmouth rose in prominence in
the late eighteenth century due to its maritime industries, including coastal and deep sea shipping, whaling, shipbuilding,
ropemaking, and saltmaking. The area did not develop for residential use until the mid -nineteenth century, which continued with
the growth of summer tourism in the mid -nineteenth and twentieth centuries (Jenkins and Friedberg 1990).
The Captain Ezekiel Matthews Sr. House (1785, YAR.3361 was likely constructed for ship's master Ezekiel Matthews (d. 1849)
and his wife Lydia (nee Hallett) (d. 1852). The Matthews had 11 children, and many of their sons followed in their father's footsteps,
going to sea or engaging in ship building trades. Howes and Henry Matthews were captains on anchor draggers that dragged
harbors for ships anchors, and Ezekiel Jr. was a shipbuilder (his son Barzillai was also a captain on an anchor dragger). Ezekiel
Jr. also built a wharf and was a merchant, selling goods brought back by his brothers. David Matthews was a salt manufacturer
who also had a store, D.B. Matthews Co., which he ran with his nephew Braddock from 1838 until after the Civil War (1861-1865)
(Elrick 1980). The property passed through the Matthews family for many years, and in 1880, was owned by R. Gilkey, who may
have been Royal Gilkey, and whose daughter Clara (1853-1916) married David Matthews' son Albert (1836-1877) in 1877
(ancestry.com 2011). That same year, Clara was a widow, having lost her husband at sea shortly after their wedding, and was
living with her parents in Bridgewater (U.S. Census 1900).
In the early twentieth century, the property was purchased by brothers Channing, Albert, and Cheney Wells, and subsequent
transfers granted Channing sole ownership. Channing Wells (1871-1959) from Southbridge, MA, was the president of the
American Optical Company and a co-founder of Old Sturbridge Village, Inc. (1946). In, Channing and Irene B. Kelly, from St. Louis,
MO, had married 1898 and had six children. The house was likely used as a summer residence by the Wells family. At the time of

the Wells' purchase, there were two buildings on the property, likely the subject property, and what is now 103A (formerly 109)
River Street. The second building was referred to as a field house, and notable guests, such as actresses Tallulah Bankhead and
Katherine Cornell, stayed there and attended parties held by Wells (Elrick 1980). By 1938, Wells had sold the property to Arthur
and Minnie Raymond, whose holdings included 97 and 103 River Street (BCRD 11934 Plan 15857A).
Arthur Clement Raymond (1863-1945) was a Canadian -born Boston investment banker. He married his third wife, teacher Minnie
Decker (1876—ca. 1948) in 1923. Arthur had at least one daughter, Dorothy C. Raymond, from one of his marriages (U.S. Census
1900, 1930; FindaGrave.com 2015; New England Historic Genealogical Society; Massachusetts Grand Lodge of Masons). In
1948, after Minnie's death, the Boston Safe Deposit and Trust Company sold the property to Josephine G. Lambert, Eleanor M.
Ray, and Isabel Comstedt, all of Washington, D.C. (BCRD COT 1948:9792), In 1950, Josephine Lambert, who had assumed sole
ownership of the property in 1949, subdivided the property, and sold the lot associated with the subject property to Muriel B.
Townsend (BCRD COT 1950:17189). The property remained in the Townsend family until the current owners, William A. and Dana
T. Burke, purchased it in 1998 (BCRD 1977:71230, 1998:749376).

`host of the phis tory of the Lower Village revolves around this house.
This is not to say that important things did not happen elsewhere in
this little section of Yarmouth, but to imply that the hub of activity
must surely have been here in the earliest homestead of the Matthews
family. Added to this, the house, seen as the central structure in a
compound of buildings, served not only.the Matthews, but also some of
the More famous early slimmer visitors to the area.
It can not be proven where Ezekiel Matthews Sr. lived, but considering
circumstantial factors it: seems likely that if his house still exists
it is this one. At any rate successive members of. his family came
into possession of the house and maintained it through the 19th century.
So, regardless of which Matthews is -responsible for it, , the building in
all, its transitional forms, served the important purpose of housing
this industrious family.
The house appears massive, with numerous additions - most with mortise -
tenon construction and Georgian style windows -- and it is these features
which lead one to assume it was built and built again by a roan with
eleven children. That was the number of births, (although the twins
died in 1804), seen by Ezekiel Sr. His wife Lydia (Hallett), had come
with hire, about 1790, to this area near the mouth of Bass River. Their
first child, Edmund, was horn that year and then one came almost every
two years until 18090 when Howes ST., (see.form #- 350), was born, the µ
last of seven brothers and two sisters.

Ezekiel Sr. was a ship's master as were many, if not most of his sons.
Although his sons' contributions are better known, Ezekiel was un-
doubtedly in command of one of the 21 deep water and coastal vessles
reported to have had their home port at Bass River in 180Z. Little
else is known of him, save that he died in 1849, followed three
years later by his wife.
His sons, however, and their sons are Ezekiel's greatest legacy.
By the time of his death they were at their peak and constituted
the most powerful group in this sea -faring village. A number of them -
Howes and Henry particularly and at least one grandson, Barzillai-
were anchor dragger captains, (see form # 282). Barzillai's father,
Ezekiel Jr., (see form # 358), did not go to sea, but instead manipulate(
the ocean's resources by building a wharf and acting as a merchant
in the goods his brothers brought home on ships he had built at the foot
of Willow Street. Another son of Ezekiel Jr., Braddock, went to sea
and also later, became a merchant in partnership with his uncle
David Matthews, b. 1801, (see for** # 259). David was the sixth son of
Ezekiel Sr. and like his brother Ezekiel Jr., he too manipulated the
sea's resources. As a salt manufacturer he did quite well and his
store, the D.B. Matthews CO. was prosperous from 1838 until after the
Civil War.
The house, itself, was passed on from one son to another and then to
one another of the grandchildren until it was finally sold, in 19050
to Channing, Albert and Cheney Wells. Always when the land was trans-
fered there was stipulated a right of -way for Isaih Parker Matthews,
who was the son of'Enoch, the fifth child of Ezekiel Sr. On the 1858
map I.P. Matthews is shown living next door and likewise on the 1880
and 1907 maps. However since then the house has disappeared and
presently no trace of it can be found; except if one wishes to guess
that it is one of the other two structures now oh the original tract
of land containing the house surveyed here. At one point prior to the
loth century one of these large houses was attached to this one, (103
River Street), but just as it had been byilt only to be moved once
and attached so it was disattached and moved again. This time the
move was away and back from 103 River Street; where it currently sits
S.W, at 109 River Street, (see form # 372).
Channing Wells who purchased the house and compound in 1903 was the
founder of Sturbridge Village and President of the American Optical,
CO. His wealth and prestige drew people from all over the Cape to the
parties he gave for visiting celebraties. In the disattached house
mentioned above, then called the Field House, such notables as
Katherine Cornell and Talula Bankhead stayed and partied with the
other Wells guests.
After Wells, President Raymond of the State Street Trust CO. continued
the summer days and nights of opulence as did Dean Acheson when he lived
there, still later in the century. The current owner Muriel Townsend

has been _L�_ the house, summers for twenty --five years and although she
has carried on the tradition of fine living there, the larger com-
pound has long since been broken up. The way it was when the Matthews
were at their pinnacle is no where to be seen. That is unless one
takes a close look and finds an old right of way where the grass still
grows a little different and imagines the passing of the people, back
and forth through the Matthews, land to the river's edge.

The main structure sits on a field stone foundation and brick is also
used elsewhere. There is a full back extension of a full story which
appears oldest. There are five fireplaces in the mouse and one is
done in "Nantucket Blue Brick".

Hi Karen and Lisa,
I just met with the new owner of 103 River Street, within the South Yarmouth National Register Historic
District. Bill Hearn and his architect, Mark Sangiolo, shared plans that show their intent to preserve the historic
Half -Cape portion of the building and to construct new rear additions. Based on our previous discussions, the
Half -Cape portion of this building was determined to be the only historically significant part of the structure,
so this proposal seems unlikely to require review by the Cape Cod Commission as a DRI.
I have asked the owner to provide a full set of plans, dated and with contact information, so I can review them
and provide comments to the Yarmouth Historical Commission. I will let you know when I receive the plans.
