Informal discussion for proposed Demolition and rebuild
Dear Committee:
The property located at 1361 Bridge Street South Yarmouth was previously the Bass River Boat Shop.
Mrs. Dios purchased the property in 2011. She is planning to open a jewelry retail store in the building
after it is rebuilt.
This commercial property was built (according to the tax records) in.1830. It is an ancient wood framed
structure which is not structurally sound enough to remodel. It has peeling paint, a sagging roof and
walls that are out of plumb.
We would like to discuss the option to do a demolition of the whole building and re -build it on the same
footprint. We are in the process of designing a new structure that will enhance the area and be similar
in design to the original. The existing gabled roofline is asymmetrical. The designer at Capizzi Home
Improvement would like to consider adjusting the new roof pitches and ridge location so that the new
roofline will be symmetrical.
We are enclosing a letter from an engineer who examined the property and a plan of existing conditions
(drawn by a previous designer) along with our new floor plan. Also included are photos of the building
showing what it looks like presently.

Dear Mr, Rimington;
McKenzie Engineer Consultants, file completed a site visit to 1361 Main Street (10' 28)
ill SoLltll Yarmouth to review the CXIStilIL StrLiCtural condition of the main building; on
site.
The building is listed oil the National Historic 13Uildinu, Registry and is an ancient wood
frunlcd structure. There is severe sagging of the roof and the walls are severely out of
plumb. The left side wall is so far OUt 01'1)I[Ililfl, research should be conducted to
determine: if that was done on llui•I)ose as an archi[ccull'al Ieature since the trial detail
accominodates this and is reproduced in other areas of the building.
The rool•system is visibly failed in some areas as ik itnessed by the splitting of'roof
rafter apparently due to the wall movement. The floor systems is failed and there is no
16midation supporting the building other than some it-rcuLllarly placed concrete blocks
or rubble stones. The building exterior walls and floor system appear to be in direct
contact with the earth and are noticeably rotted in areas that are visible and probably in
the condition in other areas, The earth and pavement in the area is at or above the
siding line and is continuing to allow contact with water which will further rot the
wood.
There are two or three options for the renovation of'tlnis building to make it habitable.
They ran-e from demolition and reconstruction ill a historic restoration to major repair
and replacement of damaged systems. There really is not much difference bet%vicen the
historic restoration and major repair. since every system in the building, requires repair.
The method of how to proceed depends upon what the town historic commission will
Permit.
At a mininiuin the followim, struCturll iilll)l_0VClllentS must be completed to allow the
building to be habitable and have a btlSillCSS occupy flee space:
Provide a foundation for the exterior walls to bear on to stabilize the building.
This can be done by lifting the buildino and constructing a code compliant frost
foundation or a slab on grade sys. cm that would support the design floor loads
with haunches at the pei`inlcter to support the exterior walls. l3ither way the
building should be lifted at least 6 inches to raise it above the exterior grade and
prevent %eater from continuing to deteriorate the wood.

2. Create a floor system to support the required 100 psf live load prescribed in the
building code. This can be done using a new wood floor framing system or
creation of a slab on grade foundation (see above).
3. Sister all wall studs and roof rafters with new material to stabilize the structure.
Remove and replace rotted elements to include sills, studs, sheathing and siding
as encountered.
4. Replace all windows and doors that are code compliant and approved by the
historic comnussion.
We had discussions on site about the feasibility of not touching the exterior of the
existing building and building new walls and a roof on the interior of the building. This
still may be an option, however the exterior is in such disrepair and the overall building
needs to be elevated to stop the continued water problems, it may not be a true long
term option to maintain this building for the proposed use. Since rotted materials in the
exterior walls needs to be replaced and doors and windows need to be replaced, these
exterior walls will need reinforcement no matter which option is chosen.
It should be noted that these are the required structural repairs/replacements necessary.
Other building code related work must also be completed to allow public access of this
building to include electrical, plumbing, hvac, energy conservation, and egress.
