With QUITCLAIM COVENANTS

Said lots are conveyed with a right of way in common with all others now or hereafter entitled
thereto over the roads and ways as shown on said plan.
Said.lots are further conveyed subject to and have the benefit of all restrictions, stipulations,
rightg and easements set forth in Certificate of Title No. 9277 insofar as the same may now be in
force and applicable and to an easement to the Cape and Vineyard Electric Company registered
as Document No. 21376.
Parcel 2 — Recorded Land
That land in that part of Yarmouth called West Yarmouth, Barnstable County, Massachusetts,
bounded and described as follows:
A lot of land containing 15,504 square feet, more or less, as shown on plan of land entitled
"Subdivision Plan of Land Owned by Richard K. Johnson, W. Yarmouth, Mass., Scale 1 inch
=50 feet, April 11, 1953, Henry M. Tuominen, Surveyor", which plan is duly filed with the
Barnstable County Registry of Deeds in flan Book 109, Page 89 and being bounded and
described as follows:

NORTHWESTERLY by Winchester Avenue, a private way, as shown on said plan, eighty-five
(85) feet;
NORTHEASTERLY by a forty foot road called Franklin Street Ext., as shown on said plan,
one hundred eighty-two and 74/100 (182,74) feet;
SOUTHEASTERLY by land now or formerly of Denman B. Wright et al, eighty-five (85)
feet; and
