Thanks for the email. We have two projects that you may be interested in. The first is at 1361 Bridge Street and is a
proposed raze and replace. The Historic Commission did review this and deemed the project NOT subject to raze and
replace. I'm attaching the (draft) minutes. This is a link to the property's info on MHC's website: http://mhc-

The second item to run by you is a raze and replace of outbuildings at 71-77 South Street. The proposal is to raze the
existing shed and garage and to replace with a building that is consistent in design with the house which is NOT on the
State Register, but is in the Inventory. Would this proposal fall under the Commission's jurisdiction? I don't see that the

Karen, the most important thing to remember about properties on the National Register (including the Bass River/South
Yarmouth National Register Historic District -- it is on the state AND the National Register) is that any demolition proposal
or substantial alteration proposal is subject to review and approval by the Cape Cod Commission. If you look in the CCC
Regulations, you will see that we rely on the town Historical Commission to determine if the proposed work is considered
"substantial" and should be referred to the CCC for review. For demolition proposals, the referral is mandatory, but for
alterations to a single family home there are some parameters and some discretion. Many town Historical Commission
also ask me to look at the plans and provide an advisory opinion, then they make the call.
Let me know if you have any questions -- or if you have trouble finding the section in the CCC regulations.

Thought I'd start with you first....
I'm looking for some feedback on rules/regulations for modifications to houses that are on the state and/or federal
register of historic places, with the exception of demolition delay, I'm unaware of local regulations that apply. If a
homeowner is looking to modify their property, are there any other regulations that apply?
Related, we have the Bass River/South Yarmouth Historic District listed with the State. This district includes properties
that are not themselves listed. Are there any rules/benefits that apply to these properties?
