ACCESS TO PROPERTY: The work caDtrot proceed until this agre€metrt has beeo fulty signed and executed by
both panies. Unless it is otherwise specilied in writing herein, it is understood that the Owner is ready for this work
to begin. Owner shatl grant access to contractor, its agents, rspresentatives, and authorized subcontractoD aod
vehicles. A rcfusal to permit the Conftactor or its represEntatiycs to proceed with the work herein wilt be deemed a
breach of this agreement.

Owner(s) shall pay Contractor interest at the late ofoDe aDd one-halfpercent (1.50%) per motrth oD the total poniol
of the price that remains unpaid seven (7) days or more after the date upon which payment is due. If the Owner(s)
refilse to pay for any progress payment which is more than 30 days past due, the Owne(s) shall be deemed in breach
of this Age€ment and the Contr-actor Eay stop work at any time and recover the amounts owed and shall be entitled
to recover its costs of collection, including its reasonable attomey's fees.

The Owner or the Owner's representative must be at the property during all installation work and has full authority to
make decisions on the Owner's behalfshould any problems arise. This includes but is not limited to module placement,
wirg mansgement, equipment managemeDt, and rtrore. If the Owner is financing the system, the Owner agrces !o be
present for the duration ofthe installation to sign the financing completion certificate upon completion ofthe work. If
the completion certificate is mt signed upon completion of installation, final inspections will not be scheduled.
Owner authorizes Contractor th€ right to disptay signs and advertise at the job site from date of executio[ of this
contract ard continuing until 60 days after completion.
CHANGE ORDERS: Upon reasonable request of Owners, Contsactor may, at ConEactor's sole discretioq make
changes, additions, or alterations of the Work, and the Contract Price and Substantial Completion time will be
modified and set out in a written Change Order signed by both Owners and Contractor. Such Change Orders shall
become part ofthis Contract. Owners agrees to pay any incrcase in the cost ofthe Project as a result ofa Change
Order. In the event the cost of a Change Order is not hlown at the time a Change Order is executed, the Contractor
shall estimate the cost thereofand Owners shall pay the actual cost whether or not it is in excess ofthe estimated cost.
Owners agree to make requests conceming any changes, additions, or alterations in the Work, dtectly to Cotrtractor
and not to workers, including subcontracto$, on the Work Site.
Change order work will be billed at $120 per hour plus materials and will be due at the time offinal invoice.
Ifthe Owne(s) refuse to pay for any Change Orders by the paymeat due date, the Owne(s) will be deemed in breach
of this Agreemeot and the Contractor may stop work al auy time and recover the amounts owed and shall be entitled
to recover its costs ofcollection, including its reasonable aftomey's fees.
Any increase in the Scope of Work set forth itr this Agre€ment which is requted by plan checkers or field inspectors
u,ith city or county building/planning departuents or required due to any "Hidden Conditions" as defrned below, will
be treated as additio[al work to this Ageement for which the Cont-actor will is$ue a change order. If any structural
upgrades are deerned necessary by a thtd-party engineer, tbere will be an sdditional cost assessed, discussed and
agreed upon with the customer. Prices may also fluctuate due !o government-enforced tarifls.
Any inqeas€ in the cost of materials of ten (107o) or more from lhe date the cotrtract is signed, shall entitle the
Contractor to issue a chaoge order that increases thc Contract Price.
LEDGE OCCURRENCE (GROIJND MOUNTS); This agreement does not include an amount to be assessed for
the presence ofledge. kdge is identified as any rock that is larger than I cubic yard in size. Ledge will impact cost
and time since with ground mounts, the need to excavate the material is unseen and underground. If ledge is
discovered, it will be shown to the Or1nel altd a cost estimate for its removal will be made at that time.
IIIDDEN OR UNT'ORSEEN CONDITIONS: The parties hereby acknowledge that in certain remodeling work, the
demolition ofportions ofthe pre-existing structure may reveal additional defecs, conditions or rhe need for additionat
work that could Dot have beeu identified by Contractor with reasonabte ditigeoce ("Hidden Defects") which must be
repaired, altered or caried out in order to commcnce or to complete the Scope of Work. Further, as result ofsuch
Hiddeu Defects, the Substantial Completion date and total Ageement price may n€ed to be modified. Any additional
work required will result in the issuance of a written change order. The parties agree such modificatioos are not
avoidable and shall not be considercd a breach ofthis Agreement,

Sotar Wolf EnergT is not responsible for any pre-existing conditions that are not ir compliance with applicable
building and energy codes. Ary trecessary upglades are the sole r€sponsibitity ofthe Owner.
ONLINE MONITORINGT For online monitoring, Solar Wolf EDergy uses the SolarEdge, Surpower, and factory
provided cellular kits with all installations. This device updates every two to six hours. If Owner requests a direct wire

or any different type ofconnection, there will be 8n additioml tim€ and material charge. Solar Wolf Energy rcsorves
the rights to the online moDitoring platform until final palmeDt has be€n received from the Owner, Upon receipt, Solar
Wolf Energy will release the online monitoring platform to the Owner.
INSURANCE: The Conhactu agrees to carry liability insurauce as is necessary to protect the Contractor, his
employees, subcontracton and the Owner(s) from claims for bodily injury, including death, which may arise from the
performance of this Agreemetrt by the Contractor. The Contractor hereby warants thal all emptoyees and
subcontractors under its supervision performing Work at the Premises are covered by workers' compe[sation
insuance. Contractor shall firnish cenificates of insurance to Owner(s) upon request.
As long as both paflies agree, they may at any time and without consequeltce opt out ofthis Arbitration agrecment
and seek redress io any cout ofcompetentjurisdiction.
Notwithstanding the foregoing, to the fullest extent permitted by law any confoversy or claim arising out ofor related
to this Agreement involving an amount ofless than $7,000 (or the maximum limit ofthe court) may be heard iu the
Soall Claims Division of the Mrmicipal Court in the county where &e Premises are tocated and judgment upon an
award in Small Claims Court may be eDtered in any Court having jurisdiction thereof

The Owner(s) will purchase, ellect and maintain property insurance for all the Work to be perfomed under this
Agreement. Thepolicy shall be a Homeownsr's or Contactor's Risk type on a replacement costbasis, "Special Form."
The policy shall be equal to the full insuable value ofthe Work. The coverage shall not necessarily cxtend to tools
and equipment of the CoDflaclor, subcontractors of any tier, or property owned by employees of any of them, vehicles
of auy kind, or drawings or specificatioas. However, the Owner(s) agree to use ordinary care in the storage of tools
and equipment of the CoDEactor, subcontractors of any tier, and job materials and supplies located on the Premises
for the duration of this Project. This bsurance shall include the interests of the bank, or other mortgage holder, if
applicable, and the Owner shall insure against "all risks" ofphysical loss or damage.
ln addition to Owne(s) usual property and liability insurance, Owner(s) agree to carry hsurance in amounts sufficietrt
to cover claims, of any nature, arising out of or relating to existing or oewly constucted stuctu€s, or any portions
lhereof. Said insurance shall also include, but is not limited to, coverage for materials and fixtures, delivered, installed,
placed or erected at the homises or at any lemporary locatiou. Such insurance shall provide complete replacement
for damaged or lost property due !o fire, theft, vandalism and all "extended perils."
ARBITRATION
The Contractor and the Owne(s) hereby mutually agree in advanae that in the event that one ofthe parties hereto has
a dispute conceming this Agreement, either party submit such dispute to a priyate arbitration service which has been
approved by the OIfice ofconsumer Affairs and Business Regulation and the other party shall be required to submit
to such arbiEatioD as provided in MGL c.l42A.
To the fultest extent permitted by law, each of the psrties hereto shall be entitled to have any claims againsl it decided
in arbitration, even ifone party initiatos an action in the courts. h such event, at either party's option, the court action
shall be stayed while the matter is decided in arbitration. The prevailing party in any aftitration may petition a Court
of competent jurisdiction for enforcement of such decision.

COVD.19 RELATED CLAUSES
Cotrtractor remains responsible for compliance with all applicable federal, state and local laws, rules, regulations and
guidance involving health and safety, including, but not limited !o, those laws, rules, regulations and guidance issued
by the Center for Diseas€ Co[trol, OS]IA and other federal, state aqd local govemmental authorities in response to
COVID-I9. This includes, but is not limit€d to, implementing social distancing measurcs and acquiring, providing
and properly using any personal protective equipmen! as mandated by federal, state and local laws. Contactor shall
implement such safety measures to fight the spread of COVID-19 during the entire duration of the Project q.ithoul
additional compensation.
The parties waive all claims for transmission of COVID-19 against each other
RIGHT OF CANCELLATION: Ov,,ner(s) may cancel this Agreement at any time prior to midnight of the third
business day after the date ofthis tansaction. Such cancellation must be done in writing by executing the Notices of
Cancellatioq attached hereto.
The Contractor may thereafier recover the cost of all uapaid labor and materials for all Work incorporated into the
Project (whether invoiced or not) plus reasonable overhead and ptofit.
OWNER'S RIGHT TO REGISTRATION INQUIRY: Subject to certain exceptions, all home improvement
contracton and subcoDts'actors shall be registered and any iDquiries about a Contractor or subcontractor relatitrg to a

The Parties acknowledge that the ongoing COVID-19 epidemichandcmic and the evolving situation sunounding &e
same may trigger stoppages, hindrancrs and/or delays in Contractor's (or its subcontractors' or supptier') ability or
capacity to perfom the contsacted work and/or to producc, deliver, install or service any applicable products,
irrespective of whether such stoppages, hindrances aud/or delays are due to measures imposed by authorities or
deliberately implemented by Contactor (q its subconhaclors or suppliers) as preventive ot cumtive measures to avoid
harmftl contamiuation or exposure of Cotrtractor's (or its subcont'actors' or suppliers') employees. The Parties
therefore recognize that such circumstauces shall be considered as a cause for excusable delay and shall not expose
Contactu lo contractual sanctions (including without limitation delay penalties, liquidated damages or other
damages) or terrnination for default, provided that Contracto! shall take all reasonable efforts to mitigate such delays
or impacts.
Should the CoDtractor be delayed, obstructed, hindered or interfered witb in tle commencemert, prosecutioo or
completion of the Work by any govemrnortal directive or order in no way chargeable to the Contractor, or by any
extraordhary conditions arising out of v/ar, govemment regulations, state or national emergency, gtobat health
paodemic, additional health or safety regulations, or by any other cause beyond the control ofand not due to any fault,
neglect, act or omission ofthe Conkactor, its oIficels, agetrts, employees, subcontracto$ or suppliels, then Contrsctor

LIMITED WARRANTY: Conhactor expressly waEants ils workmanship and labor for twelty five (25) yea$
from the date of substantial completion ofthe work. As a conditiou preaedent !o entitlcm€trt to this waranty, Owner
must be in full compliance wittr all lerms of the conh"act, including payments due hereunder and any notice
requirements. Ownq shall look to the warranty, if any, provided by the manufactuer for any other wananties
rcgarding the product.
This Limited Warranty is the only warranty, expressed or implied that the Contractor gives. Contractor disclaims, and
O*'tre(s) waive alt other warranties, express or implied, including but uot limited to the warrantios of habitability,
merchantabitity, fitness of purpose and any warranties that could be construed to cover the prescnce or absence of
radon or other hazardous materials. The only waranties CoDtractor provides to the Owne(s) are those cotrtained in
this Limited Warranty. The extent of liability under this Limited Waranty is limited to the rcpair of defects in
workmanship and materials or the replacement of defective mat€riats provided by the Contractor.
This Limited Wananty is given by the Contraator to the Owner(s) ofthe premises only and is transferable to uew
home owners in the event ofthe sale ofproperty.
Owne(s) agree that any removal, adjustrneDts or tampering with any Work or product supplied in this Agreemenr will
be considered brcach ofcontract, and atry warranty provided will become null and void.
Owae(s) shall allow atry Contactor, or aDy of its represetrtatives tho right to romedy atry such problem that may arise
fiom workmanship or defects ard any rcfusal to do so by Owne(s) shall be considered to be a breach of this
Ageement.
Solar Wolf Energy is in not responsible for any and all rebates, incentives and credits.
Load calculatiots and generation projections are not guara[teed by Solar Wolf Energy. The solar consultant signed
acts as an indep€ndent agent and utilizes Solar Wolf Energy to install the solar system.
Any leak are not the responsibility of Solar Wolf Energy if the rcof has beetr installed by, altered, or redone by
someone other than Solar WolfEnergy or its related companies.
Any and all existing equipment that is powercd or no! regardless of source of power, is the sole responsibitity of the
property owner/coltmct signer. Solar Wolf Energy is not responsible for any repowering, restarting, or ensuring any
resets are needed.
The Contractor will trot be responsible for auy demages caused by mold, or any other agent, including but not limited
to property damage, personal injury, loss of income, emotional distress, death, loss of use, loss of value, adverse
health effects, or any other effects, unless the damages are caused by the gross negligeuce of Contractor or anyone
acting by, for, or through the Contractor.
Solar Wotf Energy will not be held responsible for material shortages. Solar Wolf Energy may offer a replacernent of
equal value.
MISCELLANEOUS
(a) Execution ofAFeement: This Agreement must be executed in duplicate and should not be signed until a
copy of all exhibits and referenced documsnts have been attached. Wo* may not begin until both parties have
received a fully-execute.d copy ofthis Agreement and the thre€-day rescission period has expired.

This Letter is for the existing roof framing which supports the new PV modules as well as the attachment of
the PV system to existing roof framing. From the field observation report, the roof is made of Asphalt
Shingle roofing over roof plywood supported by 2X6 Rafters at 16 inches and 2x8 rafters at 16 inches . The
slopes of the roof were approximated to be 8,15 and 35 degrees.
After review of the field observation data and based on our structural capacity calculation, the existing roof
framing has been determined to be adequate to support the imposed loads without structural upgrades.
Contractor shall verify that existing framing is consistent with the described above before install. Should they
find any discrepancies, a written approvalfrom SEOR is mandatory before proceeding with install. Capacity
calculations were done in accordance with applicable building codes.
