My name is Debra Bruinooge, and I conducted a rental inspection of your property at 541 Buck Island Road on Friday, February 23rd @3PM with the tenant, Lloyd. Overall, the home presented itself as neat, clean, and organized; however, I must bring to your attention some critical issues that require immediate attention for the safety and well-being of the occupants. 1. Main Hallway Smoke Detector: * The hardwired smoke detector in the main hallway, equipped with a battery backup, is chirping despite a new battery. * The unit, installed in 2014, is set to expire this month, and these devices are generally only effective for 10 years. * I recommend the installation of a new hardwired "talking" combo/CO2 detector for enhanced safety as recommended by the YFD. 2. Missing Smoke Detector in Upstairs: * The smoke detector in the upstairs area is missing, leaving a hanging wire in its place. * While there is a wall-mounted smoke and CO2 detector in the left bedroom, which is their daughter’s room, it is crucial to install a smoke/CO2 unit in the hall on the second floor to cover all rooms adequately. Immediate correction of the above life/safety issues is imperative before a rental certificate can be issued. Kindly provide photographic evidence once the necessary installations are complete. 3. Basement Water Intrusion: * The tenant reported water intrusion in the basement, attributing it to a bad/broken seal in the basement window. * The window requires immediate repair to prevent further water damage. He is currently running multiple dehumidifiers and fans to remedy the situation. As the weather warms, if this is not addressed, it could turn into a mold bloom. 4. Fence and Gate Issues: * Sections of the fence around the property have either fallen down or are on the verge of collapsing. * The gate is not properly secured, posing a potential security risk. * Additionally, the presence of an empty pool on the property creates a safety hazard if unauthorized access is gained. 5. Landscaping and Yard Cleanup: * I am uncertain regarding responsibility for overall landscaping and yard cleanup. Sometimes in the lease it is the tenant’s responsibility, others, the owner. * Despite limited visibility due to snow cover, broken and unusable items, an overturned pop-up tent, leaves, as well as other debris, were observed, raising concerns about potential harborage for unwanted pests and animals. I kindly request your immediate attention to these matters to ensure the safety, security, and compliance of the property. Your prompt action in addressing these issues will not only facilitate the issuance of the rental certificate but also contribute to the well-being of the occupants.
