Loop Road, Rangeley, ME 04970,
in consideration of ONE HUNDRED AND NO/100 DOLLARS PAID ($100.00)
GRANT TO Dumont MA Properties LLC, a Maine Limited Liability Company registered with
the Commonwealth of MA as a Foreign Limited Liability Company, of 642 Mingo Loop Road,
Rangeley, ME 04970
With QUITCLAIM COVENANTS
A certain parcel of land with the buildings thereon, in South Yarmouth, Massachusetts, more
particularly described as follows:
Beginning at a point in the Northwesterly sideline of the State Highway, Route 28, at a point.
Thence going in a Northwesterly direction for a distance of 140.71 feet and 275.60 feet to a point
on the south side of Long Pond Drive.
Thence North 27 degrees 33' 20", East 199.98 feet by the sideline of Long Pond Drive, (a public
road), to a point.
Thence South 83 degrees 03' 50", East for a distance of 147.58 feet by property of the Yarmouth
Senior Citizens to a cement bound.
Thence South 82 degrees 00' 40", East for a distance of 87.00' to a cement bound.
Thence South 01 degrees 40' 30", East for a distance of 400.13 feet by land now or formerly of
George S. Cifelle, et ux, and Warren C. Baker, to a cement bound on the Northerly sideline of
the State Highway, Route 28.
Thence by the Northerly sideline of the State Highway a distance shown as 39.57 feet to a
cement bound, being the roadway know as Taffy Lane.
Thence continuing along the Northerly side of the State Highway, Route 28 by a distance shown
as A 125.57' to the point of beginning.
Being shown on a Plan of Land in South Yarmouth, Massachusetts, owned by Souvenir Sales
and Mfg. Co., Frank Conery, 5 Trenton Street, Hyannis, Massachusetts, 02601 and recorded in
Barnstable County Registry of Deeds Plan Book 301, Page 96, containing all of that parcel of
land shown on Plan of Land in Yarmouth Village of South Yarmouth, July 1949, recorded in
Barnstable County Registry of Deeds Plan Book 92, Page 107, containing approximately 1 1/2
acres and a portion of Parcel C of approximately 1.225 acres, shown on a plan Northwest of
Bk 32746 Pg11 #12106
Route 28 in Yarmouth, South, as surveyed for John G. Sears, recorded in Barnstable County
Registry of Deeds Plan Book 88, Page 59.
A portion of the premises is also shown as Lots 1 and 2 in Plan Book 630 Page 62.

Realty Trust uldlt dated March 4, 1999 (the "Trust");
2. That the Trust is in full force and effect and has not been altered or
amended, except as may be amended of record;
3. The beneficiaries of the Trust, none of whom are minors or
incompetent, have directed the Trustee to convey the premises known
