The Applicant proposes certain site improvements on the Property as described and shown in the enclosed materials which necessitate this filing with the Zoning Board of Appeals. Accordingly, on behalf of my client, I enclose the following: 1. Two (2) originally executed Yarmouth Zoning Board of Appeals' applications seeking special permit relief for the proposed improvements and, in the alternative if necessary, variance relief, 2. Seven (7) full size and two (2) reduced size copies of the following civil and architectural plan sets: a. "Site Plan of #79 White Rock Road Yarmouthport, MA prepared for Camp Wingate* Kirkland" prepared by Down Cape Engineering dated April 12, 2024, consisting of two sheets. b. "Art Barn Camp Wingate* Kirkland 79 White Rock Road, Yarmouth, MA" prepared by Catalyst Architecture Interiors dated March 25, 2024, consisting of 5 sheets. "Bunk House Camp Wingate* Kirkland 79 White Rock Road, Yarmouth, MA" prepared by Catalyst Architecture Interiors dated March 25, 2024, consisting of 3 sheets. "Redwood Camp Wingate* Kirkland 79 White Rock Road, Yarmouth, MA" prepared by Catalyst Architecture Interiors dated May 15, 2024, consisting of 5 sheets. 3. Eight (8) copies of an Addendum to the zoning application narratively describing the Property, the existing zoning permits and the proposed improvements. 4. Copy of the deed recorded in Book 18997, Page 340 with the Barnstable County Registry of Deeds confirming Wingate Kirkland Real Estate, LLC's ownership of the Property. 5. Check No. 95714 in the amount of $250.40, payable to the Town of Yarmouth, which represents the required filing and abutter notice fee. Kindly forward copies of these documents to the members of the Zoning Board of Appeals. We respectfully request that this application be placed on the June 13, 2024 agenda of the Zoning Board of Appeals. Additionally, the Applicant welcomes any Board members would like to come see the Property prior to the hearing date, but respectfully please asks that the Board member reach out to the Applicant ahead of time to schedule the site visit as the Camp will be open. As you can imagine, when Camp is open there are strict policies and procedures for guest visits to the Property.
