On Wednesday,May 22,2024 I met with you on site. You asked me to review the condition of the foundation under units 5 through 9. The foundation is unreinforced 8"concrete masonry units(CMU)with about a four foot grade differential between the front and the rear,with the front higher and the rear lower. It is only in fair condition. There is a horizontal crack in the front foundation wall due to earth pressure on the wall. Per your description,the crack was mortared with hydraulic cement two years ago. There has been negligible movement in the wall since the hydraulic cement was added. This indicates that the wall under units 5 through 9 is serviceable at the present time. This office recommends monitoring the condition of the foundation with structural inspections every two years. It is likely that other cracks will form and additional maintenance will be required in the future. Thank you for involving me with this property. On Wednesday, May 22, 2024 I met with you on site. You asked me to review the condition of the foundation under unit 20. The foundation is unreinforced 8"concrete masonry units(CMU) with about a four foot grade differential between the front and the rear, with the front higher and the rear lower. It is in poor condition. There is a horizontal crack in the front foundation wall,4 feet above the cellar floor, due to earth pressure on the wall. Below the crack, the wall is out of plumb by 3 3/4"in 4 feet. Above the crack, the wall is out of plumb by an additional '/z"in 32 inches. The rear wall is also out of plumb as a result of the floor system pushing that wall back. This is not a stable configuration and action is required. This office recommends constructing two perpendicular reinforced concrete or CMU buttress walls spaced 6 feet apart to prevent further movement. It is likely that other cracks will form and additional maintenance will be required in the future. This office recommends structural inspections to occur every two years to monitor the condition of the foundation. Thank you for involving me with this property.
