FROM: CONCERNED LINNELL LANE AREA RESIDENTS
REGARDING: CAMP WINGATE KiRKLAND 79 White Rock Road, Yarmouth Port
WE are a Neighborhood Group with ongoing concerns regarding the above business.
Although all permits and licenses are for 79 White Rock Road, Wingate Kirkland
continues to use a residential address 20 Linnell Lane for daily business purposes.
We appreciate that this Board addressed our input at the July 28, 2022 meeting and
directed the Owners (William/Sandy Rubenstein) to use the White Rock Rd entrance
for its business..
However the 2 narrow neighborhood streets adjoining Linnell Lane and Linnell Lane
itself are continuing to suffer enormous semitrailer delivery trucks en route to the
Rubenstein's residence driveway. Large Waste Disposal tucks and both Sysco and
Reinhart Food Service trucks are making pickups and deliveries. Approaching
Linnell Lane these huge vehicles must make a tight turn, often meaning that we
residents are stuck waiting to get to or from our own street or address. The turn
radius means often the trucks back up, (with that noise) stop, remaneuver, causing
both Linnell Lane and our small side streets to be blocked as well as definitely highly
unsafe for anyone on foot.
This For Profit Business (it is Not a small Camp for local children) is damaging the
quiet, out of the way character of our pondside community. We are unable to enjoy the
peace and natural beauty, walk a dog, take leisurely strolls, or allow our own children
and grandchildren to access the pond without fear they will be in danger. Even a pet
or children playing in a front yard is of concern with the volume of traffic and number
and size of these large vehicles passing so perilously close by.
The noise (especially loud late evening activity) and disruption caused by this
Business as well as its continuing violation of the Board's 2022 directive, prompts our
objection to further construction or adding any additional employee housing that
would only increase traffic, noise, disruption and congestion. In addition to the
aforementioned commercial traffic, we request that Camp Residents, Day Attendees,
and Employees not arrive and depart nor should the Bus drop off/pick up be allowed
to remain at Linnell Lane. We are simply requesting that All customers and
employees and all Business activities should be conducted solely from the actual
White Rock Road Business Address.
Can the Board apply fines to the Owners for violations regarding our neighborhood
safety? One of our members questions whether Wingate Kirkland Operating LLC is
required to maintain sufficient Liability Insurance to mitigate potential damage to us
resulting from roadside injury, traffic accidents, damage to our landscapes, and loss of
use of some of our own property due to the noise and congestion.
