CERTIFICATION
I, Janice M. O'Reilly, Trustee of the 71 Acres Avenue Realty Trust, under Agreement dated April 22,
2015 (the "Trust") of 63 Poplar Street, Watertown, Middlesex County, Massachusetts, hereby certify
that:
1. I am the sole Trustee of the Trust.
2. Pursuant to Article Vill of the Trust, any person dealing with the Trust Property or the
Trustees, may always rely on a certificate signed by the Trustee that identifies the
Trustee and sets forth the authority of the Trustee to transact business on behalf of the
Trust and any person dealing with the Trustee shall not be required to inquire into the
terms of this agreement or the authority of the Trustee, -or to see fo the application of
funds or other property received by the Trustee.
3. In the event 1 am no longer serving as Trustee of the Trust, any person dealing with the
Trust Property may rely on a certificate which identifies the Trustee of the Trust signed by
O'Connell Law LLC, who is a keeper of the records and who knows who the beneficiaries
are of the Trust.
4. Pursuant to Article Vlll of the Trust, the Trustees have full right, power and authority to
deal with any property owned or held by the Trust without the authority of the
beneficiaries and with the same force and effect as though such property were
individually owned.
S. The Grantor has a beneficial interest in the trust.
6. 1 am fully authorized under the terms of the trust to accept title in the name of the Trust to
71 Acres Avenue, West Yarmouth, Barnstable County, Massachusetts.
7. There are no additional facts which constitute a condition precedent to acts by the
Trustee or which are in any other manner germane to the affairs of the Trust in
connection with this conveyance.
Executed as a sealed instrument under the pains and penalties of perjury this 22nd day of April 2015.

The land in Yarmouth, Barnstable County, with building thereon, located at 71 Acres
Avenue, and more particularly described as follows:
NORTHEASTERLY: by Acres Avenue as shown on a plan of land hereinafter
mentioned, seventy (70) feet;
SOUTHEASTERLY: by Lot #38 on said plan, two hundred twenty-four and 131100
(224.13) feet;
SOUTHWESTERLY: by land now or formerly of Grace C. Cash, by two courses
together measuring seventy and 501100 (70.50) feet, and
NORTHWESTERLY: by Lot #36 on said plan, two hundred fifteen and 801100
(215.80) feet.
Said premises are shown as Lot #37 on a plan entitled "Sea Acres, A Sub -Division in
West Yarmouth, Mass. For the Dennisport Furniture Co., Scale 1 inch = 40 feet, dated
October 4, 1048, Chase, Kelly and Sweetser Engineers and Surveyors, Dennisport,
Mass.", filed with Barnstable Registry of Deeds in Plan Book 84, Page 99.
Together with a right of way over the ways as shown on said plan with all others entitled
thereto, and subject to reservations of record, so far as the same are in force and
applicable.
Being the same premises conveyed to me on October 8, 2014 by deed of Janice M.
Kelliher and Christopher Kelliher and recorded with said Registry of Deeds in Book
28435, Page 329.
