I just completed the rental inspection of your property at 21 Vacation Ln. It’s a very nice house—clean, neat, and with smoke detectors and CO detectors working fabulously. The front
and back landscaping is also very well done. Many thanks to Maryann for being available to let me in.
However, there are too many beds in the second room. There are two sets of bunk beds in a bedroom that is only 113 sq ft. Legally, only 2 people are allowed in that space. You have a
two-bedroom septic system, which means your home is rated for an occupancy of four people. You did have a previous occupancy of 5, but since your last inspection in 2020, we have tightened
our occupancy determinations due to concerns about nitrogen in our water and the town’s transition to a sewer system.
Additionally, I noticed beds in the locked shed in the yard. I’m assuming you do not use this for renters, and it is for storage only.
I tried to call you and leave a voicemail, but your mailbox is full. I will issue your rental certificate for a 4-person occupancy and send you a copy of the inspection report with the
details I’ve mentioned above. Please call me at your earliest convenience if you require further clarification.

in the 105 CMR 410.000 Minimum Standards of Fitness for Human Habitation (State Sanitary Code, Chapter II) and the Town of Yarmouth Chapter 108 Occupancy of Buildings Bylaws, a compliance
