(Within 30 days) The area behind the stove needs to have current material removed and replaced by a (stainless steel-recommended) backsplash. / 410.100 (B) The facilities required by 105 CMR 410.100(A) shall have smooth and impervious surfaces and be free from defects which make them difficult to keep clean or create an accident hazard. Change filter @ stove hood. Other items to be addressed: Caulking at the top of the stand-up shower Caulking is needed at the base of the tub. Pneumatic door closer is starting to come away from the door. Replace drain plug and fix rust forming around drain. 8B Johns Path: The following items must be addressed before a rental certificate can be issued (Within 30 days) Electrical outlet is missing cover and had blue tape over one of the outlets-ensure outlet works and replace missing outlet cover Change filter @ stove hood. Clean dust INSIDE and OUTSIDE of bathroom fan Other items to be addressed: Light cover for the fixture in the hall is missing. Missing screen/storm on front door-Owner stated they were in the process of getting a new one. (Recommend adding hurricane chain to extend the life) Caulking is needed around the base and top of tub. 20 Thatcher Road: (this unit is currently unoccupied, and current tenants are in the process of moving out) The following items must be addressed before a rental certificate can be issued (within 30 days, prior to occupancy, or not long after) Kitchen counters and backsplash appear to be at the end of their useful life-Area behind the sink has come apart and Formica countertop has started to expand in areas where water has intruded-repair/replace. Cited Code--410.100: Kitchen Facilities (A) For dwelling units and shared kitchen facilities, the owner shall provide and maintain, in compliance with the manufacturer's intended use, the following facilities suitable to store, prepare and serve foods in a sanitary manner: (1) Cabinets, pantry or shelving; (2) A countertop; (3) A kitchen sink of sufficient size and capacity for washing dishes and kitchen utensils; (4) The space and proper facilities for the installation of a refrigerator with freezer, cooktop and oven; (5) A conventional cooktop and oven unit with at least 1.7 cubic feet of oven area except and to the extent the occupant is required to provide and maintain these items under a written rental agreement; and (6) A refrigerator with freezer containing a combined storage area of at least 11.0 cubic feet except and to the extent the occupant is required to provide and maintain these items under a written rental agreement. (B) The facilities required by 105 CMR 410.100(A) shall have smooth and impervious surfaces and be free from defects which make them difficult to keep clean or create an accident hazard. (C) The wall above the countertop containing a sink in a kitchen or pantry shall have a smooth, nonabsorbent, easily cleanable surface, and form a watertight seal with the countertop. Gypsum board is an allowable substrate above the countertop provided it is coated with paint, or other appropriate material, applied in accordance with the manufacturer's recommendations. The surface shall extend at least 24 inches above the countertop where practical. 105 CMR: DEPARTMENT OF PUBLIC HEALTH 410.100: continued (D) The floor surfaces of every kitchen and pantry shall be smooth, noncorrosive, and nonabsorbent. Wood flooring is allowed provided the flooring has a water-resistant finish and is maintained so as to prevent the accumulation of dirt and food or the harborage of pests. Storm door leading outside from kitchen is at the end of its useful life-Replace. (Recommend adding a hurricane chain to extend the life) Secure switch plate on the wall in kitchen Change the filter in stove hood. Weatherstripping at the front door-replace. Light cover for fixture in kitchen is missing-replace. The owner stated that he was going to paint (and let new tenants choose color) and clean prior to new tenants’ occupancy.
