There are 23 prior ZBA decisions for 669 Route 28 property, but none are germane to
this proposal. Prior ZBA decisions were related to the abandoned drive-in use, were
temporary special events on the property, or were withdrawn. There is an existing
VCOD SPR Decision 2023-1 for the property.

Modification to the layout and design of municipal Pump Station 3 (PS3) located at
the entrance to the Riverwalk Park property at 669 Route 28. PS3 had originally
been approved as part of the VCOD SPR 2023-1 decision issued for the Park
project. The design and layout for the Park portion of the property remains
unchanged. Changes to PS3 were necessary to….unchanged. Changes to PS3 were necessary due to the change in the type of
pumping station being utilized. The original design of the building was based on the
type of pumping station designed in 2010 (wet pit/dry pit) which required a larger
control building. The current design will utilize submersible pumps, which will
provide a more efficient and cost-effective facility for the Town. Due to the change
in technology, the control building has been reduced in size from approximately 40'
x 50' to 24' x 40'. The architectural elements and materials remain unchanged from
the original design, as well as the landscaping of the site.
