1. Existing Home Alignment: The existing home is built straight, but the lot line is
angled, causing us to lose setback distance with any extension towards the back of
the property. This alignment challenge is beyond our control and directly affects our
ability to meet the setback requirement.
2. Utility Constraints: The placement of the meter behind the kitchen prohibits us
from extending the addition to the right of the house. Relocating these utilities is not
feasible, making it necessary to work within the current constraints of the property
3. Aesthetic Considerations: To maintain the architectural integrity and visual appeal
of the property, the addition must follow the existing building lines of the house.
Deviating from these lines would result in an unsightly design, which could
negatively impact the aesthetic value of both our property and the neighborhood.
4. Environmental Constraints: Expanding further into the backyard is not an option
due to the proximity of wetlands. This natural barrier restricts us from extending the
addition any further back, compelling us to work within the current proposed
footprint of 311 square feet.
5. Minimal Ground Disruption: The area where the addition is planned has already
been disrupted in the same direction as the existing deck. By using a pier
foundation, we aim to minimize any further ground disruption, ensuring that the
addition is environmentally responsible.
6. Community Benefit: The addition is intended to create a dwelling unit that will be
rented to a single travel nurse practitioner. This project is driven by our desire to
contribute to the local community by addressing the housing shortage in Yarmouth.
Providing housing for travel nurses on the Cape aligns with the town's needs and
supports the healthcare infrastructure.
