On July 8, 2024, the Community Housing Committee met with Christina Meggison, who
represented the property owners Roseanna and Lambrose Nikolaidis regarding the proposed
redevelopment of 811 Route 28, South Yarmouth, MA. The proposal is to raze the existing
single-family home at 811 Route 28 and replace with eight (8) one-bedroom units of multi-
family housing.
Per Zoning Bylaw Section 412.2.3 Mandatory Provision of affordable housing units, the project
is required to provide one deed-restricted affordable unit which complies with Zoning Bylaw
Section 412 Affordable Housing.
After reviewing and discussing the proposal, the Committee voted to recommend approval of the
proposed redevelopment with the following conditions as part of any approval of the project:
The maximum allowed rent of the required affordable unit shall be no more than the
current Federal Fair Market Rents as set by US HUD on an annual basis.
The Committee is pleased to acknowledge that the project proponent is willing to make
reasonable accessibility accommodations to the affordable unit, up to and including an interior
stair chair and a ramp at the front door entrance way and will continue to work with us on the
accessibility of the affordable unit.
