Re: NOI Project Narrative for 30 Moss Road Yarmouth MA 02673 – Map 14, Parcel 12, Lot 57
Hi I’m Thomas Mulcahy with Mulcahy Design Group the Landscape Designer representing the clients who
reside at 30 Moss Road in Yarmouth. We are requesting ‘Notice of Intent’ approval for the scheduled hearing
on November 7th, 2024.
The 17,905sf Lot is developed with a single-family residence, gravel driveway, rear yard deck, septic system
and utilities. The site is located between Moss Road and Radio Lane, the Outer AURA from the nearby
bordering vegetated wetland extends into the northeast corner of the property. The entire property is within
the Flood Zone AE (El.:11). The proposed activities include the installation of an inground swimming pool,
above ground prefabricated spa and patio in the rear yard, a new 10’x10’ shed and an outdoor rinse station on
rear façade of the house. All proposed scope of work is outside of the 100’ wetland buffer and the proposed
pool and spa meet setback requirements. The resource areas and its associated buffers are plotted on the
enclosed Site Plan by Warwick Associates and Walsh Survey Solutions. Existing conditions in the rear yard
include lawn and a combination of Pine and Oak Trees – 12 of which will need to be removed, MDG is
proposed a 1:1 native tree replacement shown on the Landscape Submission Plan. An existing Shed will also
be removed and replaced. Construction access will be via the southwest side yard entering from Moss Road.
All proposed paving is to be dry laid pavers with proper drainage that will be tied into an existing dry well or if
needed a new dry well. The existing septic system is to remain.
