This is to serve as a follow up to our conversation concerning Parcel 12,shown on Assessors' Map 51,
aka 47 Aunt Jane's Road, South Yarmouth.
Please be advised of the following:
-This lot was created by an April 2, 1957 subdivision plan.
-This parcel is identified as Lot 1.
-Said plan depicts the lot containing 42,480 square feet of land area and 250.39 feet of frontage on Aunt
Jane's Road.
-A plan dated July 26, 1957 was created for the same lot. It appears the purpose of this plan was for
reconfiguration purposes. That plan reflects that a small portion of land on the northwesterly side was
removed,which totaled approximately 592 square feet.
- This revised lot configuration resulted in a new net total land area of 41,888+/- square feet.
-The locus is situated in the RS-40 Zoning District.
-Zoning Bylaw Table 203.5,Table of Dimensional Requirements,requires a minimum of 40,000 square
feet of land area and 150 feet of frontage for lots located in this District..
In summary,providing the lot contains the minimums as stated above,the lot would meet the standards
as a conforming lot, subject to Title V and Conservation regulations.r5c16-7;r4Z-,--,=:
