Mr. Les Greenberg 425 Pleasant Street, Suite D Brockton, MA 02301 Re: 51 Breezy Point Road Dear Mr. Greenberg: This is to serve as a follow up to our March 22, 2011 meeting and your January 18, 2011 Lot Inquiry, concerning the buildability status of parcel 193, shown on Assessors Map 42, 51 Breezy Point Road. Upon my initial review of January 25, 2011 I had determined that based on the Assessors Map, it appeared the house located on parcel 89,45 Breezy Point Road,had been constructed over the common lot line. I had also determined,based on the Assessors records,that both parcels 193(90)and 194(89) have been in common ownership since 1947. However,as per my request,during our March 22,2011 meeting you provided me with a certified plot plan which depicts the house, constructed in 1940, as being setback 2.5 feet from that side lot line. Based on this information, parcel 193, 51 Breezy Point Road is protected and buildable for zoning purposes, pursuant to the provisions of MGL Chapter 40A, Section 6 and Town of Yarmouth Zoning Bylaw Section 104.3.4,Paragraph 2.
