Box 715 Forestdale, MA 02644 Re: 27 Bryar Lane South Yarmouth Dear Ms. Reyburn: We have completed a review of the Lot Inquiry dated August 22, 2013, for 27 B2Lar Lane So. Yarmouth,Parcel 142.1, shown on assessors map 60. As part of this review we review' e Assessors records to determine when lots are created and what the ownership history is. During this review we find that at some time and date the vacant lot in question was created by deed,it appears,but could not determine exactly when. The reference noted in the assessors records appears on the Barnstable Registry of Deeds, Book 1956, Page 254 and shown as "First parcel"and"Second parcel',executed September 27, 1973. Based on the description of the boundaries of each parcel, it appears that the second parcel, so called, is developed with a house, built in 1940. Accordingly, in order to make a definitive determination as to whether the first parcel is buildable/protected,more definitive documentation is required,depicting the date of creation,the land area and frontage. It may require an attorney to obtain this necessary information. Upon receipt of this documentation,we will resume our review. If in fact the"first parcel'was created via the 1973 deed,it would not be considered aft separate buildable lot because at th*1973 time frame,a minimum land area of 15,000 square feet and 75 feet of frontage were required,thus the need to definitively determine the creation date and land area.
