Massachusetts, with QUITCLAIM COVENANTS, the land and improvements situated in
West Yarmouth, Barnstable County, Massachusetts, bounded and described as follows:
NORTHEASTERLY: by Lot 15 and a portion of Lot 16 as shown on Plan
of Land hereinafter referred to, one hundred twenty-

Dear Mr. Usowicz:
Please be advised that we have completed a review of the Lot Inquiry submitted October 11, 2013
regarding 11 Pine Lane,parcel 19,shown on assessors map 47,containing approximately 12,770 square
feet of land area.
Based on the historical ownership records of the assessors office it has been determined that the lot in
question complies with the provisions of zoning bylaw Section 104.3.4,paragraph 5,providing the lot
contains a minimum of 10,000 square feet of non-wetland area. However,there are two primary issues
that need to be addressed: (1)Adequate Road Access—M.G.L.,Chapter 41 charges the Planning Board
to determine whether lots have "adequate access". It appears the section of road accessing the lot in
question is treed;thus the need for the Board's review. (2)Swimming Pool----our records reflect that a
swimming pool permit,was issued on or about June 27, 1989 and appears to have been located partially
or totally on parcel 19. If it exists, the pool would either have to be removed or relocated onto your
house lot,setback a minimum of twenty feet from the rear lot line separating the two lots,as per zoning
bylaw Table 203.5
Finally, in addition to these two primary items,all other applicable rules and regulations,noted on the
Inquiry Form (enclosed) by this office,will have to be followed for permitting purposes.
