BUILDING DEPARTMENT o ild 1146 Route 28, South Yarmouth, MA 02664 'g 'x 508-398-2231 ext. 1261 Fax 508-398-0836 June 13, 2018 To Whom It May Concern: Re: 147 Route 6A, Yarmouth Port MA, Lot Inquiry Please be advised that I have completed the review of the Lot Inquiry submitted May 23, 2018 for a parcel of land located at 147 Route 6A, Yarmouth Port, shown on Assessors Map 122, as parcel 127. My findings and comments are as follows: -The lot was created via an Approval Not Required Under the Subdivision Control Laws Plan,endorsed March 2, 1966. -That plan depicts the lot in question as having 14,435 square feet of land area and 55 feet offrontage. The inquiry form, as completed reflects 20,079 square feet and 85.02 feet of frontage. It appears the applicant included the adjacent lot in these totals. -The minimum land area and frontage requirements in effect at the time of this plan endorsement was 20,000 square feet and 150 feet, respectively. -Zoning Bylaw Section 104.3.4,para. 5 provides that a lot created prior to June 3, 1996,containing a minimum of 10,000 square feet of non-wetland area with 75 feet of frontage,which can be reduced to 50 feet, of frontage, provided the lot contains a square of 75 feet,prescribed in Section 203.5. -Based on a review of the March 2, 1966 plan, I find the square to be 75x65 (rear of lot). Accordingly,parcel 127, aka 147 Route 6A does not qualify as a separate building lot, because: 1. It did not meet the minimum land area and frontage requirements when created. 2. It does not qualify for protection pursuant to the provisions of Zoning Bylaw Section 104.3.4(5) because it lacks the requisite frontage reduction requirements.
