Based on the calculations contained in your letter, it appears that the parcel in question (56/7) complies with the provisions of zoning bylaw Table 203.5, Dimensional Requirements, R-40 Zoning District, providing the parcel contains a minimum of 40,000 square feet of upland area and Section 203.2.1, Frontage Reduction. However, this is a qualified approval which is subject to a plot plan, certified by a Land Surveyor, depicting the calculations estimated narratively, in your letter and the upland area calculation, will be required, to definitively answer/define these issues. Secondly, pursuant to the provisions of MGL Chapter 41, the Planning Board will have to review and insure this parcel has adequate access. Summary requirements prior to final approval: 1.
