WITH QUITCLAIM COVENANTS, a certain parcel of vacant REGISTERED

Lot No. 8 is conveyed subject to and with the benefit of Easements, Restrictions,
Agreements and Reservations as set forth in Summer Heights Subdivision Yarmouthport,
Massachusetts, Declaration of Protective Covenants dated August 24, 1995, registered as
Document No. 646,081.
Lot No. 8 is also conveyed subject to and with the benefit of an Easement to the
Inhabitants of the Town of Yarmouth registered as Document No. 644,242 and an Easement
to Commonwealth Electric Company et al registered as Document No. 642,906.
Said I.ot 8 is conveyed subject to a Driveway Easement, Landscape Easement and
Utility Easements set forth or referred to above, reserving the right to grant similar rights for
the benefit of Grantor's remaining land, and reserving in the Grantor/Developer the right to
complete installation of easements including landscaping and associated work.
So much of Lot 8 as is included within the area marked "Commonwealth Electric
Company Easement (180' Wide) as shown on Land Court Plan 40984-B is subject to the
utility easement set forth in an Order of Taking dated March 22, 1972, duly recorded in
