WETLAND DELINEATION MEMO
TO: Yarmouth Conservation Commission

RE: 36 Bentbluff Lane, Yarmouth
Environmental Consulting & Restoration, LLC (ECR) performed a review of the existing conditions at the
property located at 36 Bentbluff Lane in Yarmouth (the site) on September 20, 2024. The purpose of the
review was to identify wetland resource areas on and near the site. The site is located along the northern
side of Bentbluff Lane and contains a single-family home with deck, paved driveway, maintained lawn,
landscaping, forested woodland, etc. The weather on September 20th was sunny, clear, and warm
(approximately 70 degrees) with moderate wind and dry conditions.
Wetland resource areas are located on and near the site. ECR placed wetland flags at the limits of
wetland resource areas as follows:
• Bordering Vegetated Wetland (BVW) #A1 to #A7 – vegetated wetland located along the
northwestern border of the site
• Potential Vernal Pool (PVP) #1 to #3 – potential vernal pool located just inside the #A series
wetland
The vegetated wetlands were delineated following the methodology established by the Massachusetts
Department of Environmental Protection (DEP) regulations found at 310 CMR 10.55 pertaining to the
delineation of Bordering Vegetated Wetlands. The delineation was performed by analyzing vegetation,
hydrology within 12 inches of the surface, and soil conditions within 20 inches of the surface. The
wetlands contain hydric soils, saturated soils, and dominant wetland indicator plants.
As a result of ECR’s wetland delineation at the site, ECR confirms the site contains the following wetland
resource areas and areas of Conservation Commission jurisdiction:
• Bordering Vegetated Wetland (BVW)
• 100 foot Buffer Zone to BVW
Also, a review of the MassGIS wetlands database reveals the following:
1. The site is not located within Estimated/Priority Habitat for Rare Species according to the
Massachusetts Natural Heritage & Endangered Species Program (MaNHESP).
2. The site does not contain Certified Vernal Pools according to the MaNHESP. However, there is a
mapped potential vernal pool located within the #A series wetland. Additional review during the
vernal pool season is needed to confirm if this area meets the physical and biological criteria
necessary to qualify as a certifiable vernal pool.
3. The site does not contain U.S.G.S. mapped streams.
4. The site is not located within an Area of Critical Environmental Concern.
