Inspection Report
Inspection: Inspection
Inspector: Carl Lawson
Inspection Date: Nov 4, 2024
Record: Toxic or Hazardous Materials Internal Inspection #THMI-24-24
Location: 822 ROUTE 28, SOUTH YARMOUTH, MA 02664
Applicant:
Hazardous Materials
Overall Result: Pass
Overall Remarks:
DOWNSTAIRS POOL PUMP ROOM-No pool chemicals stored presently and
there are no plans to store any in the future in this area.
DOWNSTAIRS LAUNDRY AREA-No laundry chemicals present today. The unit
may be activated in the future to wash linens.
LAUNDRY UNITS- There are four units for resident use: upper and lower in east
and west wings-unknown if business will provide laundry products.
2ND FOOR MAINTENANCE ROOM-OK. Small storage of misc. products.
HOUSEKEEPING UNITS-Label any unlabeled containers. Presently there is a
small storage of cleaners in a second-floor utility room. In the future there will
probably be a housekeeping storage unit in each of the two building wings.
OUTDOOR POOL SHED-misc. flammables (one small gasoline container and
one toluene solvent) and cleaners - no pool chemicals. These materials will be
moved elsewhere and/or disposed properly before pool chemicals are stored
here.
INDOOR POOL CLOSET-This is no longer used.
INDOOR POOL AREA-Pool Salt and Ph adjuster are the only materials stored
and planned for future storage. Each is in a separate wooden enclosure
separated by a third wooden enclosure that only stores hard goods in the form
of pool supplies such as ropes and buoys.
PAINT ROOM -This was in part of the east basement and might be
reestablished in the future for centralized pant storage.
PAINT BRUSH AND ROLLER CLEANING-these should not be washed in sinks-
these should be washed in a bucket with a minimal amount of water with the
resultant water absorbed by the trash. This practice is only for latex (water-
based) paint. Oil-based paints require solvent cleanup, and the solvent must
be retained for disposal as hazardous waste.
EAST BASEMENT-Flammables and combustibles in steel locker, other misc.
cleaners present. Capped one-gallon clear plastic container marked POISON is
contained in another clear plastic container. It will be disposed properly at a
Household Hazardous Waste Collection (HHWC) or by a licensed hazardous
waste hauler.
GROUNDSKEEPING-all services are contracted.
OUTSIDE-OK - dumpster and roll off container hold debris from remodeling.
KITCHEN-cleaner dilution mixing station has manufacturer's label for
ASSE 1055B backflow prevention.
Several other dilution stations about the building are not in use but are labeled
for backflow prevention.
GENERATOR: Powered by natural gas.
SAFETY DATA SHEETS (SDS) should be obtained for all toxic or hazardous
materials. SDS may be available in paper or electronic form, but they must be
available to all employees at all times.
Any toxic or hazardous materials which will not be used should be disposed
properly. There can be stored until there is a regional hazardous waste
collection in the spring or by a licensed hazardous waste hauler. Latex paint is
not a hazardous waste and is not accepted at hazardous waste collections. It is
toxic so it should not be disposed to the ground or water. Dispose of latex paint
by drying it out and placing it in the general trash. If there is more paint than
will dry out a hardening agent can be mixed into it. Cat litter, saw dust and clay-
based, pelletized absorbents are some examples of drying agents.
An annual Board of Health, Handling and Storage of Toxic or Hazardous
Materials License is required because the present storage is above the
licensing thresholds of ten gallons liquid measure and five pounds dry weight.
