21 Television Lane, Yarmouth
(Assessor's Reference: Parcel ID 14-53)
Response to Request for Calculation Clarifications
Dear Members of the Commission:
On behalf of the Applicant and homeowner, Alfredo G. Lopilato, Strong Tree Engineering (STE) is
submitting clarifications to calculations related to the Notice of Intent (N01) filed on February 20,
2025 for the proposed lift and reposition of the existing home and proposed property upgrades in
Yarmouth, Massachusetts.
The entirety of the proposed project site falls within Land Subject to Coastal Storm Flowage.
Details of the proposed project are shown on the enclosed site plan and described in the attached
project narrative.
To summarize the calculations provided in the N01 filing,
Approximately 5,426 sf, or 100%, of the proposed construction project is in the LSCSF. Please see
the Site Plan provided with the N01 where the Limit of Work is notated at the right.
Anticipated construction project temporary disturbances are located within the State and Town
defined LSCSF area. Table 1 details the temporary and permanent impacts by resource area and
impact type. Primary proposed changes will occur in the gravel driveway (+ 15 sf), retaining
wall (+ 300 sf), walkway increase and deck (+ 392 sf).

BEFORE PROPOSED WORK
Pervious areas include: lawn, light landscaping and leach field (grass)
Impervious areas include: gravel drive, brickway walk, patio, shed, stairs, house
AFTER PROPOSED WORK
Pervious areas include: Similar lawn. Decrease in pervious area is due to slight increase in
gravel driveway, walkways and elevated deck.
Impervious areas include: retaining walls, gravel drive, changing of walkways, removal of
patio and addition of and deck*
*(Note: the elevated deck is conservatively considered as impervious area in this case. We
are willing to add pervious substrate beneath the deck to reduce the impact of the elevated
deck addition

ADDITIONAL COVERAGE FACTOR: SOIL FILL
The homeowner proposes to raise the foundation of the house by approximately 6.6 ft
elevation. Proposed soils will be added in a sloped manner from the newly added retaining
wall and sloping upwards towards the base of the newly repositioned foundation. Our Design
Engineer has estimated a total volume of 280 cy ± fill soils will be needed to create the
mounded effect.
