While the rooms themselves were in passable condition, items identified in the shared parts of the home require attention. Owner Pearlene will follow-up in 30 days (2/10/2025) with actionable items either addressed or game plan on how they will be addressed. Missing Basement Handrail-has been installed The handrail leading to the basement is missing and must be installed to meet safety standards outlined in 410.520: Protective Railings and Walls. Relevant Code Requirements:• (A)(1): A handrail must be installed on at least one side of the stairway, as required by the Massachusetts State Building Code (780 CMR). • (A)(2): For stairways built before August 28, 1997, a wall or guard must be at least 30 inches high on open sides. For stairways built after this date, the minimum height is 34 inches. • (A)(3): A wall or guard enclosing porches, balconies, mezzanines, landings, roof decks, or similar areas that are 30 inches or more above the ground must be at least 36 inches high.
