married to each other
for consideration paid and in full consideration of $315,000.00
grants to Benedict G. Seymour and Christina M. Seymour, husband and wife as tenants by the
entirety of 81 Blue Rock Road, South Yarmouth, Massachusetts
with quitclaim covenants
A certain parcel of land, with the buildings and improvements thereon, situated on the
southeasterly side of Blue Rock Road in South Yarmouth, Barnstable County, Massachusetts
and being shown as Lot No. I on a plan entitled "Plan of Land in South Yarmouth,
Massachusetts for Alfred J. and Eleanor Gattoni and Kenneth W. and Rita A. Allard, Scale
1"=40', Date: March 23, 1971, Charles N. Savery, Inc., Engineers and Land Surveyors
Hyannis, South Yarmouth, said plan being filed with Barnstable County Registry of Deeds in
Plan Book 245, Page 123, and being more particularly bounded and described as follows:
Beginning at a concrete bound in the northwesterly corner of the granted premises in the
southerly line of Blue Rock Road;
THENCE N 61 degrees 59' 20" E, 66.50 feet along said Blue Rock Road to a point as
shown on said plan;
THENCE in a curved line, having a radius of 385 feet, a distance of 175 feet along
Ancient Way to a concrete bound as shown on said plan;
THENCE S 9 degrees 30' 50" E along Lot No. 2 as shown on said plan, a distance of
179.88 feet to a concrete bound as shown on said plan;
THENCE S 7 degrees 35' 10" W, 82.00 feet along land now or formerly of Ruth E.
Morley to a stake as shown on said plan;
THENCE N 72 degrees 09' 40" W, 73.66 feet along land now or formerly of Shanahan to
an iron pipe as shown on said plan;

THENCE N 47 degrees 48' 40" W, 29.00 feet along land now or formerly of
Shanahan to a point as shown on said plan;
THENCE N 47 degrees 32' 40" W, 208.20 feet along land now or formerly of Bullock to
the point of beginning.
Containing 37,500 square feet of land as shown on said plan

This land is conveyed subject to a public way from Knob Hill Road to Great Western Road,
sometimes known as South Dennis Road, and subject also to an easement to New England
Telephone and Telegraph dated December 6, 1979 and recorded with the Barnstable County
Registry of Deeds.
This conveyance is made subject to an easement to the Inhabitants of the Town of Yarmouth
recorded with Barnstable County Registry of Deeds in Book 1115, Page 75.
There is reserved to Ralph L. Kelley a twenty (20) foot right of way leading to the remaining
land of said Kelley from the so-called South Dennis Road across the southerly portion of the
granted premises.
We hereby certify that we are married to each other; that we do not reside in the above -
described premises as our principal residence; and that there are no other persons with the
benefit of homestead rights in the above -described premises.
Being the same premises conveyed to these Grantors by deed of Leo D. Chippola and Margaret
R. Chippola dated October 2, 1990 recorded with Barnstable County Registry of Deeds in
Book 7330, Page 147.
