Use; Pop-up outdoor floral shop and the like.
LESSOR's consent shall be a requirement for any change in the use of the
demised premises and for any assignment or subletting of the premises.
LESSOR's consent shall not to be unreasonably withheld, conditioned or
delayed by the LESSOR.
Lease Term: Three(3) months
Lease
Commencement Date: May 1, 2025
Fixed Rent: Rent for the Lease Term shall be as follows:
05/01 /25 - 07/31/25: $5,500 Total
Total rent due shall be payable upon execution of a lease.
Utilities: LESSEE shall pay all rates and charges for the use of water on the prop-
erty.
LESSOR's Work: The Premises shall be delivered to LESSEE in "as -is" condition. LESSOR
will cooperate with LESSEE in obtaining necessary approvals and permits
at LESSEE's sole cost and expense from the Town of Yarmouth.
LESSEE's Work: LESSEE will accept the demised premises "as is" and will be responsible at
LESSEE's sole cost and expense for any desired temporary alterations
with the understanding that any structures and all materials will be re-
moved at the end of the lease period.
Draft Lease: Upon the execution hereof, LESSOR's legal counsel will prepare the initial
draft of the proposed lease.
*The undersigned parties acknowledge that the Broker(s) of Carey Commercial represent the LESSOR
within this agreement.
