grant to MARILYN A. BROWN and FRANK SOUTHWORTH, husband and wife as tenants by
the entirety, with QUITCLAIM COVENANTS
a certain parcel of land, together with the buildings situated thereon, located in Yarmouth (West),
Barnstable County, Massachusetts, hounded and described as follows:
NORTHEASTERLY by Lot 41, a distance of 60.00 feet, as shown on a plan hereinafter
mentioned;
SOUTHEASTERLY by Lot 21, a distance of 110.00 feet;
SOUTHWESTERLY by Lorena Road, a distance of 40.00 feet by an are a distance of
31.42 feet on Priscilla Road and Lorena Road, all as shown on said
plan, and
NORTHWESTERLY by Priscilla Road, a distance of 90.00 feet.

The grantors hereby certify:
That they are the current trustees of the Farnham Realty Trust ("the Trust") under
Declaration of Trust dated March 20, 2007;
That the Trust has not been altered, amended, or revoked and remains in full force and
effect;
That they, as trustees, have the authority to act with respect to the real estate owned by the
Trust, including the power to convey real estate owned by the trust;
That beneficiaries of the Trust who are all of full age and competent have authorized the
Trustees to execute and deliver a quitclaim deed for the property located at 40 Lorena Road, South
Yarmouth, MA, ("the property"), to Marilyn Brown and Frank Southworth for consideration of
Three Hundred and Five Thousand ($305,000.00) Dollars and to execute and deliver any and all
other documents necessary in connection with the conveyance of the property.
The grantors state, under oath, that no one who has an interest in the trust occupies the premises as
a principal residence and that they have no knowledge of any spouse, partner, or former partner in
a civil union who can claim an estate of homestead in the above -referenced property by court order
or otherwise.
