No. 1,385,394, as amended by Amendment dated October 30, 2010, and as restated -in its entirety
by Restatement dated December 9, 2019, with a mailing address of 1 Wildflower Lane, Yarmouth
Port, MA, 02675
for consideration paid of SIX HUNDRED SIXTY-FIVE THOUSAND AND 00/100
($665,000,00) DOLLARS,
grant to MARY JANE ZIMMER, Trustee of The Mary Jane Zimmer Living Trust, u/t/a dated
January 27, 2022, and with respect to which an Abstract of Trust under M.G.L. c. 184, §35 is
recorded herewith, of 5360 Harbor Village Drive, Apt. 103, Vero Beach, FL 32967-7298,
with QUITCLAIM COVENANTS
Property Address: 1 Wildflower Lane, Yarmouth (Port), MA 02675
Unit No. 1-L as described in Master Condominium Certificate of Title No. 240 and in the Master
Deed Document No. 441,932 and indicated on Condominium Plan No. 34279-L, together with an
undivided fractional interest in the common areas as set forth in the Master Condominium
Certificate and Master Deed and as they may be or have been lawfully amended under provisions
of Chapter 183A of the General Laws of Massachusetts.
Subject to and together with the benefit of all easements set forth in the Master Condominium
Certificate and Master Deed and under the operation and provisions of Chapter 185 of the General
Laws of Massachusetts and any amendments thereto and that the interest of said owner to said
Unit 1L is set forth under Section 3 of said Chapter 1.83A, subject, however, to any of the
encumbrances mentioned in Section forty-six of Chapter 185 of the General Laws of
Massachusetts and any amendment thereto which may be subsisting and to any unregistered
variances from the applicable unit plans and to the existence at any time of the building containing
the unit.
Said unit is conveyed together with the benefit of and subject to all other rights, easements,
privileges, restrictions and reservations of record, insofar as the same may now be in force and
applicable.
For title, see Certificate of Title No. C240-IL.
By signing below, I hereby release all rights of homestead and swear and acknowledge under the
pains and penalties of perjury that no other persons are entitled to any benefits .of an existing estate
of homestead in the premises.

its entirety by Restatement dated December 9, 2019 (the "Trust"), hereby certify that:
1. 1 am the current and sole Trustee of said Trust;
2. The Trust is in full force and effect and has not been further amended, modified, revoked,
or terminated;
3. All the beneficiaries of said Trust who are natural persons, if any, are of full age and
competent; and
4. I have been directed by all of the beneficiaries. of the Trust to convey the property with an
address of 1 Wildflower Lane, Yarmouth (Port), MA to Mary Jane Zimmer, Trustee of The
May Jane Zimmer Living Trust for consideration of $665,000,00.
