Wakeby Development, Inc., a Massachusetts Corporation, having a principal place of business at
53 Pickerel Cove Circle, Mashpee, Massachusetts 02649, in consideration of Two Hundred Fifty
Thousand and 00/100 ($250,000.00) Dollars GRANTS TO SAMK Realty 1, LLC, a Massachusetts Limited
Liability Company, with a principal place of business at 20 Buckwood Drive, South Yarmouth,
Massachusetts,
with QUITCLAIM COVENANTS
The land together with the buildings thereon, situated in Yarmouth (South), Barnstable County,
Commonwealth of Massachusetts, bounded and described as follows:
Northwesterly by Lot 2, as shown on hereinafter mentioned plan, Eighty Five and 00/100 (85.00) feet;
Northeasterly by Carter Road, as shown on said plan, One Hundred Fifty and 00/100 (150.00) feet;
Soj.theasterl,, by State Highway, Route 28, as shown on said plan, Eighty Five and 13/100 (85.13) feet;
Southwesterly by land now or formerly of Clarence V. Bitter, as shown on said plan, One Hundred Fifty
Four and 78/100 {154.78) feet.
Being shown as LOT 1 on plan of land entitled "Property of Susan Louise Carter, South Yarmouth, Mass.
Scale 1 inch = 40 feet, July 14, 1937, Benjamin P. Chase, West Harwich, Mass., Surveyor," which plan is
duly recorded with Barnstable County Registry of Deeds in Plan Book 56, Page 135.
Being the same premises conveyed to Wakeby Development, Inc., by Foreclosure Deed of Community
Loan Servicing, LLC fka Bayvlew Loan Servicing, LLC, dated June 27, 2023 and recorded June 29, 2023 in
the Barnstable County Registry of Deeds in Book 35867, Page 80,
By signing below the Grantor hereby certifies, under pains and penalties of perjury, that the premises
conveyed by .his deed are not my principal residence and therefore not homestead property and there
are no other persons entitled to homestead rights in said property pursuant to MGL Ch 188 as amended.
Under pains and penalties of perjury, Grantor certifies that this conveyance does not include all or
substantially a;: of the assets of Wakeby Development, Inc. in the Commonwealth of Massachusetts.
