Massachusetts, bounded and described as follows:

SOUTHEASTERLY by Vernon Street, Two Hundred Thirty (230) Feet:
SOUTHWESTERLY by Lewis Bay, One Hundred Sixty (160) Feet;
NORTHWESTERLY by Grove Street, Eighty (80) Feet;
NORTHEASTERLY by Lot 112, eighty (80) Feet;
NORTHWESTERLY Again by Lots 112, 113 and 114, One hundred Fifty (150)
Feet; and
NORTHEASTERLY again by Lot 105, Eighty (80) Feet.
Being shown as Lots 106, 107,108,109,110, and 111 on a plan entitled "Plan of Lots at
Hyannis Park situated in Yarmouth, Mass., December 1982. For sale by John V. Scott
Hayward and Howard, Civil Engineers Brockton, Mass.", which said Plan is duly filed in
the Barnstable County Registry of Deeds in Plan Book 26, Page 103.
This conveyance includes all beach rights appurtenant to the above described lots, and all
land to the low water mark.

and
NORTHWESTERLY by Grove Street, One Hundred Fifty (150) feet.
Containing a total of 12,000 square feet, and being shown as Lots 112,113 and 114 on a
plan entitled "Plan of Lots at Hyannis Park situated in Yarmouth, Mass., December,
1982. For sale by John V. Scott Hayward and Howard, Civil Engineers Brockton,
Mass.," which said Plan is duly filed in the Barnstable County Registry of Deeds in Plan
Book 26, Page 103.
Together with a right of way over said Grove Street to and from the public highway.
Subject to any and all restrictions and easements of record.
The Grantee, or its successor, shall have full power and authority to protect, conserve and
to sell or lease or to encumber or otherwise to manage and dispose of the real property
herein conveyed.

the Monica T. Graveline Trust, Deed is dated April 26, 2001 and recorded with the
Barnstable Registry of Deeds at Book 13908, Page 303.
