We, FRANKLIN TSENG and MELANIE L. TSENG, both now of 37 Indian Memorial Drive,
South Yarmouth, Massachusetts 02664, for nominal consideration paid (of less than One
Hundred ($100.00) Dollars) hereby grant to FRANKLIN TSENG and MELANIE L. TSENG, as
Trustees of the "VALK REAL ESTATE TRUST" dated May 26, 2005, situate at 37 Indian
Memorial Drive, South Yarmouth, Massachusetts 02664, pursuant to a Trustees' Certificate
registered herewith,
With Quitelaim Covenants,
The land together with the buildings thereon, situated in Yarmouth, in the County of Barnstable,
Commonwealth of Massachusetts, described as follows:

There is excepted and excluded from said land the FEE in the Ways adjacent thereto.
Subject to and with the benefit of any and all rights, rights of way, reservations, easements, and
restrictions or other conditions of record insofar as the same are in force and applicable.
Grantors release any and all homestead rights to the within premises, whether created by
declaration or operation of law, and further state under the pains and penalties of perjury that
there are no other individuals entitled homestead rights to the property being conveyed herein.
Being the same premises conveyed by deed recorded in the Barnstable County Land Court
