While no Wetland Resource areas (BVW’s) are within 100’, the property lies within the FEMA Flood Zone AE (El. 11’). A new deck of 850 sf+/- and Gazebo 165 sf+/- are proposed on the southeast corner of the existing building. These additions will be on pilings supported by sono tubes with construction using current MA Building Code and best management practices. All roof runoff will be collected into the existing gutter system. French drains may be installed if the gutter system is not feasible. Any excavated material will be stockpiled to the northwest of the property or removed. Construction of sono tube footings for the project should not take more than a week or so depending on weather conditions. The applicants are eager to start construction and this project will move along expeditiously.
