SERADERIAN, husband and wife, as tenants by the entirety,
presently of 116 Radcliffe Road, Belmont, Middlesex County,
Commonwealth of Massachusetts,
FOR CONSIDERATION PAID AND IN FULL CONSIDERATION OF TEN
($10.00) DOLLARS,
Grant to MICHAEL SERADERIAN and RITA L. SERADERIAN, Trustees of
the SERADERIAN FAMILY TRUST under Declaration of Trust dated
June 2, 2020, see Trustee's Certificate Pursuant to M.G.L. c.
184 9 35 recorded herewith, said Trust presently of 116
Radcliffe Road, Belmont, Middlesex County, Commonwealth of
Massachusetts, with QUITCLAIM COVENANTS, the premises known as
33 Seminole Drive, Yarmouthport, Massachusetts 02675, further
bounded and described as follows:
The land with the buildings thereon, situated in Yarmouth
(Port), Barnstable County, Massachusetts, bounded and described
as follows:
NORTHEASTERLY
SOUTHEASTERLY
SOUTHWESTERLY
by Lots 10 and 11, as shown on hereinafter
mentioned plan, for a distance of 158.183
feet;
in an arc by Seminole Drive, as shown on
said plan, for a distance of 115.453 feet;
by Lot 13, as shown on said plan, for a
distance of 101.115 feet; and
NORTHWESTERLY by land now or formerly of Edward J. Dooley
et ux, as shown on said plan, for a
distance of 100.00 feet.

Containing 12,681 square feet, more or less, and being
shown as LOT 12 on plan of land entitled "Subdivision in
Yarmouth Mass. Being a Subdivision of Lot 2 as shown on Land
Court Plan Scale 1"=80' Date: March 10, 1974 Revised 4/28/74
Eldredge Surveying Co. 33 North Main Street, South Yarmouth,
Mass." which said plan is duly recorded in Barnstable County
Registry of Deeds in Plan Book 289, Page 48.
Said land is conveyed subject to and with the benefit of
easements to the New Bedford Gas & Edison Light Company et al
as set forth in Barnstable County Registry of Deeds in Book
2134, Page 254 and Book 2252, Page 140 and to easements to the
Town of Yarmouth as set forth in Barnstable County Registry of
Deeds in Book 213, Page 106 and Book 2118, Page 192.
Said land is conveyed subject to and with the benefit of
the "Declaration of Restrictive Covenants" and "Restrictions -
Mill Pond Estates" as set forth in Barnstable County Registry
of Deeds in Book 2113, Page 243 and Book 2225, Page 88.
There is appurtenant to said lot a right of way over
Seminole Drive as shown on said plan to be used in common with
all others who are now or may hereafter be lawfully entitled to
use the same.
No title exam was prepared.
For our title reference see deed dated October 12, 2004 and
recorded with the Barnstable County Registry of Deeds at Book
19125, Page 238.
