We spoke with the tenant, who reported that the odor seemed to be coming through the ductwork. She had previously emailed Trevor and sent photos, but he had not seen them, which contributed to the lack of initial follow-up. We all entered the basement together, where there was a noticeable urine-like smell, possibly originating from the adjacent unit. While there was no strong mold odor, the space felt damp. Some sections of the basement where insulation is fully enclosed in plastic sheeting showed signs of leakage and possible mold growth. No obvious visible mold was noted, but further assessment is needed to determine the source of the odor, whether the insulation is harboring mold, and to evaluate any underlying moisture or ventilation issues. I recommended that the tenant use a dehumidifier in the basement to help reduce moisture levels. Trevor will follow up with maintenance and the HVAC company to investigate the cause of the odor and assess the condition of the insulation. I also provided the tenant with my contact information and encouraged her to follow up if the issue remains unresolved.
