-Kitchen sink fixture surfaces are not smooth
and impervious. Rust and failed seal around the
faucet create defects that make the area difficult
to keep clean and create an accident hazard. -
Recommend repair/replace. The facilities
required by 105 CMR 410.100(A) shall have
smooth and impervious surfaces and be free
from defects which make them difficult to keep
clean or create an accident hazard. Wall behind
the sink lacks a smooth, nonabsorbent, easily
cleanable surface and there is no watertight seal
at the sink edge. The wall above the countertop
containing a sink in a kitchen or pantry shall have
a smooth, nonabsorbent, easily cleanable
surface, and form a watertight seal with the
countertop.

Floor tiles are cracked and loose with gaps -
Exterior window and sill not weathertight and not
maintained in good repair. Wood is rotted with
open gaps that allow moisture intrusion.at make
the surface difficult to keep clean and create an
injury risk. (See also 410.530) -Walkway is
damaged and a trip hazard. Every owner of a
residence shall maintain all buildings and
structural elements in compliance with accepted
standards so they are in good repair… [and shall
ensure they are] free from holes, cracks, loose
plaster, or defects that render the area difficult
to keep clean, create an injury risk, or provide an
entry or harborage for pests -Roof not
maintained in good repair. Moss and debris
present, and elements are not protected from
water intrusion. Every owner of a residence shall
maintain all buildings and structural elements in
compliance with accepted standards so they are
in good repair and in every way fit for the
intended use, including: Protected from wind,
rain and snow, and are watertight, free from
excess moisture or the appearance of mold, and
pest resistant.
