Utilities such as the transformer & emergency gas generator also need to be screened from Route 28. There are no buffer plantings shown at all along the western property line. 8. Architecture: The architecture is not remotely Cape Cod in style and does not match the Town’s vision for Route 28. The rear of the building faces Route 28 and the plainest, flattest side elevations front along Pine Grove. Different materials, possible roof pitch or more detailed cornice, and overall improvement of the elevations facing the public ways should be required. The third building in the rear of the property should be reduced to a 2-story structure to scale down the building as the project moves into the residential neighborhood. 9. Future Project Changes: If approved by the ZBA, any significant subsequent changes to the project should require a permit amendment.
