Dear Ms. DiRienzo and Members of the Conservation Commission,
BSC Group, Inc. (BSC) is pleased to submit this 2025 Restoration Area Monitoring Report on behalf of Lisa Warren
(the Applicant) for the property located at 18 Crab Creek Lane, Yarmouth Port, Massachusetts (the Site). The
approved project consisted of permitting and maintaining the historic walking path for water access, vista pruning,
and invasive species management (the Project). Resource areas were permitted to be mown no more than twice a
year to prevent the spread of Phragmites, under Special Condition 14 of the Order of Conditions under issued under
DEP File# 83-2191.
An inspection was conducted by Paul Mancuso, of BSC, on September 9th, 2025. The Site appeared in compliance
with the OOC. This year the homeowners have not mowed the central portion of their lawn which has been left to
grow naturally. This naturalized area is densely vegetated with native vegetation including Spartina patens
(saltmeadow cordgrass), Scirpus americanus (chairmakers bulrush), Solidago sempervirens (seaside goldenrod),
and Cyperus brevifolioides (Asiatic greenhead sedge).
The homeowners have been mowing the salt marsh portion of their lawn at most two times per year as is required by
the OOC. The most recent mowing of this area was done on September 5th, 2025. The mowing of this area has
prevented spread of Phragmites with the exception of a few short stalks that are growing into the naturalized area.
Overall, the salt marsh portion of the lawn is dominated by S. patens with a presence of Iva frutescens (high tide
bush) along the water’s edge. There is a small stand of Typha spp. (cat tails) in the eastern corner of the Site, and a
few Baccharis halimifolia (groundsel tree) growing just landward of the waters edge. The Site remains densely
vegetated with native species and is in good condition.
This monitoring report is being submitted in accordance Order of Conditions, DEP File#83-2191, issued by the
Yarmouth Conservation Commission on May 29nd, 2019. If you have any questions or require additional information,

established itself a little further behind the high tide bush, and saltmeadow cordgrass dominates the rest of this area.
