Good Morning Zoning Board Members, my name is Richard Scales, I am 61 work for Town of Braintree and i have a 30
year old son who is a Special Agent for the FBI. We are both Marine Corp Alumni. My address is 2 Hemlock Path South
Yarmouth across street directly from proposed 3 story, 3 bulding project on Rt 28 and Pine Grove.
This proposal is far too large and dense for this lot and fundamentally out of place in a community of mostly one story
and a few 2 story. These buildings would tower over our houses even at 35 feet, blocking sunlight, invading our privacy,
and permanently changing the character we have all worked so hard to preserve.
The traffic and parking implications are also really troubling. As if you allow an exit onto Pine Grove there headlights will
shine directly into my home and my neighbors Chris home at all hours of night. Not only vehicle noise, but car alarms,
doors shutting, and vehicles starting 24 hours a day with 27 or even 23 families in there. Please nullifythe exit on Pine
Grove. There is already a cutout on Rt28 for that property. Every business or Condominium is discharged out on Rt28.
This project should be no different. They are creating traffic buildup right on Pine Grove. There is also exhaust coming
right into my yard when they all try to get out on Rt28. Keep the traffic in their property where it belongs. Also with 27 or
23 families and only 1 maybe 1 3/4 parking spots for each unit, where do their guests and extended family park. I know
where they will park, right on edges of Pine Grove and surrounding businesses parking lots. This is why there should be
no exit onto Pine Grove from their lot. A 8 foot wood fence should run from rt 28 down Pine Grove to Clives , my
neighbors property line. Please take this concern to heart. It can ruin our tight neighborhood and it doesn't have to with a
wood 8 foot fence. To block noise and exits to Pine Grove.
Also with a project of this size i am worried about disturbing the water table underneath. I have a cellar and have not
gotten any water problems there for 26 years. I would like something in writing if it does that their company will provide a
fixture to it in a normal timeline.
Another concern is the amount of " waivers" the builders are seeking/concessions that apper to protect only their
intrest, not ours as very close homeowners. The town and its leaders have long emphasized policies meant to protect
residents and preserve neighborhoods. That is why many of us chose to settle here. We ask that you keep it this way to
the best of your ability and not grant all of these waivers.
Lastly as a very close neighbor to this project I'd like to request an 8 foot fence around 1/2 my property. Tearing down
the existing fence I have now so its all uniformity to help block out the noise and view of the construction job and final
outcome. Also supplying arborvitaes on outside of fence and extending my irrigation to water them. This will help with
sound, exhust, and beautify the area for both parties.
I urge you to reconsider this massive project in a little area. At a minimum lowering size and height of building,
addressing the parking and changing no exit on Pine Grove. Also the non Capish look of buildings was atrocious for our
neighborhood- Please don't fall for the " We won't make any money on less the 17 apartments." Of course they will say
that. Well i apologize for my writing as Im sure there are many mistakes. I just wanted you to hear from a resident and
what he thinks of this project as it effects my damily and it's quality of life. Thank you for your time in reading
