Landscape Narrative – 19 Channel Point Drive, West Yarmouth, MA
The proposed landscape planting plan for 19 Channel Point Drive has been developed to restore
and enhance the property following the removal of invasive plant material. The project intent is
to establish a diverse, resilient, and environmentally appropriate landscape that will thrive within
the site’s coastal setting and flood zone designation while contributing to the ecological health
and visual character of the neighborhood.
The new planting palette consists exclusively of noninvasive species that are already thriving in
the surrounding area. Selected plantings include a mix of native and well-adapted ornamental
trees, shrubs, grasses, and perennials to create seasonal interest, provide wildlife habitat, and
promote long-term sustainability.
The proposed species are as follows:
Trees and Large Shrubs: Red Cedar (Juniperus virginiana), Eastern Dogwood (Cornus
florida), Rose of Sharon (Hibiscus syriacus), Hydrangea spp.
Evergreen and Berry-Producing Shrubs: Green Lustre Holly (Ilex crenata), Inkberry (Ilex
glabra), Winterberry (Ilex verticillata), Bayberry (Myrica pensylvanica)
Ornamental Grasses and Flowering Shrubs: Hamelin Grass (Pennisetum alopecuroides
‘Hamelin’), Carpet Rose (Rosa ‘Noare’ and similar cultivars)
Assorted Perennials: A seasonal mix to provide ground coverage, pollinator support, and
year-round landscape interest
This plant selection provides ecological and visual benefits while avoiding the risks associated
with invasive species. The design emphasizes a layered planting approach, with taller trees and
shrubs providing screening and structure, mid-story flowering shrubs offering seasonal blooms,
and ornamental grasses and perennials contributing texture and year-round variety.
The combination of native species such as Red Cedar, Inkberry, Winterberry, and Bayberry with
regionally proven ornamentals such as Hydrangea and Carpet Rose ensures a balance of
ecological function and ornamental appeal. These plantings are tolerant of coastal conditions,
well-suited for a flood zone environment, and consistent with the character of the neighborhood.
In summary, the proposed landscape plan for 19 Channel Point Drive is a restorative effort that
removes invasive vegetation and replaces it with a diverse, sustainable planting palette. This
approach supports ecological resilience, enhances neighborhood aesthetics, and ensures long-
term compatibility with the Cape Cod coastal environment.

Administrative Checklist
Request for Determination of Applicability
Information:
All filings must be made on Town of Yarmouth forms. The filing deadline is two weeks prior to the next
scheduled Conservation Commission meeting for new applications. Failure to follow this Checklist shall result in
an Administratively Incomplete Application and will not be advertised for a Public Hearing. Refer to the meeting
schedule. Contact the Conservation Office if you need assistance.
Submitting an Application:
Hardcopy filing dropped off or mailed to the Conservation Office including:
1 RDA Administrative Checklist
1 complete RDA application WPA form 1 with original signatures (double sided).*
Detailed narrative of the project with sufficient information to enable the Commission to determine
whether the proposed work will alter an area subject to protection.
If BVW or vegetated wetlands are present, delineation sheet(s), coastal bank calculation and other
relevant material if applicable (not applicable for flood zone only projects).
Yarmouth Assessor’s locator map highlighting parcel(s) where work is proposed, including map and
parcel numbers.
1 current abutters list identifying the property owners who are to be notified and abutter notification form.
All abutters to be notified via certified mail, Certified Mail Receipts (PS Form 3800) must be provided.
1 original and 7 photocopies of the plan/sketch, folded separately, right side out with title and address
visible. All plans shall reference NAVD1988 unless otherwise noted. Landscape plans shall be detailed to
show proposed and existing conditions, native species, quantity, size and spacing.

I CERTIFY that all on-site requirements will be completed by noon on the Friday prior to the hearing
date. All proposed structures must be staked, and all relevant resource areas and buffer zones must be
staked or flagged. Please consult the Yarmouth Wetland Regulations, page 17.
I understand that in person representation is required at the scheduled hearing to present to the
conservation commission.
*If the applicant is NOT the property owner:
Please submit a signed Site Access Authorization Form; AND
The owner must be sent a copy of the application via Certified Mail on the same day it is filed with this
office. Please submit a copy of the Certified Mail receipt with application.
