203 WILLOW STREET SUITE A PH 508-362-8382 YARMOUTHPORT MA 02675 FAX 508-362-2828 WWW.CATALYSTARCHITECTS.COM May 2, 2025 Mr. Tim Sears (via email tsears@yarmouth.ma.us) Deputy Building Commissioner Town of Yarmouth 1146 Route 28 South Yarmouth, MA 02664 RE: Occupancy Clarification @ New Industrial Bay Building 212 Mid Tech Drive, West Yarmouth, MA Dear Mr. Sears, As we near the completion of the above project we began to look more closely at the proposed occupancy within each of the eleven (11) industrial bay units, and the Owner is also courting potential tenants, who now need this information. During our review we noticed an error in our permit drawings which we would like to clear up now. On page A0.0 within our code review table Catalyst identified the use of the building as “Storage Use” which only allows for one occupant per 300 gross square feet. When in fact we should have classified these spaces as “Industrial Use” with an allowable occupancy of one person per 100 gsf. Formally our code review allowed for only 34 persons in the entire structure; under the correct classification the building would accommodate 110 persons. However, we then compared this new higher occupancy with the permitted civil/septic plans we realized that we must divide the allowable septic flow equitably amongst the eleven units. The septic system design is based on an occupancy of only 53 Persons. Catalyst has put together the attached worksheet that looks at the size of each unit and then calculates the max allowable occupancy in that space, and in the in the far right column assigns a prorated “posted occupancy” for reach unit.
