Over the months from October 2024 through April 2025. 1. Completion of Steel Fram 2. Installation of roof insulation system within the suspended air barrier membrane 3. Installation of wooden roof sheathing, ice & water shield membrane, and asphalt roof 4. Installation of steel wall panels at both ends and rear sidewalls 5. Installation of all sidewall batt insulation and interior air barrier membrane 6. Installation of windows 7. Install of all below slab rough mechanical and electrical piping and conduits 8. Placement of concrete floor slab 9. Placement of front apron slab, and concrete pads at rear egress doors 10. Installation of all overhead doors on front (west) side. 11. Installation of gas manifold, and individual services to the rear of each unit 12. Installation of electric service panels on the north façade including meter sockets ( 13. Installation of the water and fire service (inspected by the Water Dept.) 14. Install of the back flow preventer and check valves in the sprinkler room 15. Our consulting Engineer has visited one final time and has transmitted to your attention a letter confirming his satisfaction with the work (a copy is attached here for convenience). Our mechanical engineers recently visited the site and provided the attached report. At the time the rough work was about 50% completed. CES visited the site again this morning to review the rough work completed by all the mechanical trades, prior to the start of insulation in the interior walls and the arrival of the gypsum wall board subcontractor later this week. I will transmit the engineers next report upon receipt. Catalyst continues to attends on-site construction meetings with the project team every other Tuesday (or twice monthly) to monitor work in progress and adherence to the construction documents. These items were noted during our field observation on 4/2/2025. Items included in this report are limited to those that were accessible and visible during the time of our field observation. Completion and or correction of those items included in this report does not relieve the contractor of his responsibility to provide complete and operational systems in accordance with the contract documents. DIVISION 21 – FIRE PROTECTION # Comment Photo 1 General: The installation of fire protection systems is nearing completion. Upon completion, the contractor shall submit closeout documentation including NFPA 13 form indicating sign-off by the local Fire Marshall. 2 2 Fire service is installed. 3 Test and drain are roughed in. Termination fittings are not yet provided. 4 Sprinkler piping is generally installed throughout. 3 DIVISION 22 – PLUMBING # Comment Photo 1 Gas meters are installed. 2 Gas piping observed under pressure test. 3 Trench drain observed as installed in unit #11. 4 4 Domestic cold water, hot water, sanitary and vent piping is roughed in. Installation of fixtures has not begun. Trap primers and water heaters have not yet been installed. 5 Domestic water lines observed stubbed up in the water service room. 6 Floor drains, floor clean outs have been installed. Underground piping is installed. Venting from exterior oil separator is stubbed into the building. 5 DIVISION 23 – MECHANICAL # Comment Photo 1 General: Installation of mechanical equipment is in progress. As a reminder, upon completion of construction the contractor shall provide closeout documentation including TAB reports, as-built drawings, O&M manuals, warranty information, spare parts, equipment start-up reports, and other closeout submittals required by the specifications. 2 Typical GUH-1 (gas unit heaters) observed to be installed. Gas connection, controls and flue have not been installed. Please mount units at approximately 15’-0” above floor as per M1.0. 3 ECH-1 (electric heater) and EF-1 (ceiling exhaust fan) have not yet been installed in the bathroom ceilings. EUH-1 (electric unit heater) has not yet been installed in the fire service room. 6 DIVISION 26 & 28 – ELECTRICAL & FIRE ALARM # Comment Photo 1 General: Contractor shall submit closeout documentation including O&M manuals, test reports and NFPA 72 form for the fire alarm system. 2 Electrical service including meter bank is installed. 3 Exit signs observed as installed. Installation of receptacles and general electrical distribution is in progress. 4 Conduit observed stubbed up in the fire service room. 7 5 Conduit observed stubbed up in typical unit bays. Electrical panels have not yet been installed in typical bays. Installation of light fixtures is nearly complete in the bays, and wiring is in progress. Lighting, including EBU’s, has not yet been installed in bathrooms or water service room. Fire alarm devices are not yet installed.
