Overall Remarks:
Met with the owner and his wife during the
inspection. The home was clean and organized.
The basement-level apartment was
grandfathered in 2016, according to
documentation and the septic system was
upgraded to a five-bedroom capacity. I
contacted Tim Sears in the Building Department
regarding a tankless water heater that appeared
to be unpermitted and uninspected; he referred
the matter to the Plumbing Inspector. (See
below) I also reported a moving truck and a
pickup truck on site that appeared unregistered;
Tim stated he would follow up with the Police
Department.

Remarks:
There appears to be a leak and subsequent mold
in the corner of a ceiling in a basement. I spoke
to the owner who states he would repair and
paint. (A) Every owner of a residence shall
maintain all buildings and structural elements in
compliance with accepted standards, so they
are in good repair and in every way fit for the
intended use, including: (1) Protected from wind,
rain and snow, and are watertight, free from
excess moisture or the appearance of mold, and
pest resistant; and (2) Free from holes, cracks,
loose plaster, or defects that render the area
difficult to keep clean, create an injury risk, or
provide an entry or harborage for pests. (B) In
the event of leaks and flooding, the owner shall
ensure all surfaces have been dried within 48
hours from the time they are notified or the end
of the event, whichever is sooner. Owner sent
picture on 10/23 of dried and repaired area.
