HI Dinu & Anca.
As you know we are progressing on the 183 South Sea Ave (SSA) property and are looking forward to meeting with Dinu
tomorrow. And, at some point I'd Ike to introduce you to your future new neighbor (my Mom Virginia); we will have to put
that together.
According to the Crowell Heritage Condominium Trust it is required to notify all trustees and have
their aclaxw4edgement when either property involves exterior changes. In Section 4; RebWWing and Restoration
improvements, referencing C & D Unit; C, owner shall be solely responsible for the maintenance and Improvement to
their unit... 0. any alterations to any building units and storage will require a revised condominium surrey fried at the
Registry of Deeds, the expense bonne by the unit owner requiring suet+ updates.
We will be responsible for this expense and this would be a good time to revise any other clauses or rules and
regulalkwo that you have previously brought to our attention.
Schedule A, Rules & Regulations #10. nothing shall be done in or to the common elements which will impair the
structural Integrity of the buildings or which would structurally change the builrjings without prior written consent of the
board of trustees.
We do want to make sure that we are being transparent with you on our conduction activities on 183 SSA. WhIle
remaining within the 183 Exclusive Use Boundary we are planning the Wxming improvements. As part of the
restoration of #183 we have removed the west facing mud room, and are relocating the west facing bathroom to the
northeast comer - the approximate size Is 8%8V. We will also be n3building the south facing wing and adding a single
car garage, the approximate size is I Zir X 23'6". We will be adding trees to help so -am that south facing wing.
We have a site plan that illustrates the above that we will share with Dine tomorrow.
Andrew spoke to Dinu a few days ago about Eversouroe billing for 185 SSA. Andrew spoke to Eversouroe yesterday
and debmined both meters (1t)51183) are being billed to 186. Eversouroe has reassigned meter#2 to 183 (laird) and
will be sending out a technician to identify the meter IDs. Once that has been accomplished Eversouroe will determine
what was previously billed to 165 for 183 electric use back to March 8, 2024. Eversouroe will make the adjustment to
you and bill us for those fees. The assigned ticket number Is 64907. Our apologies for the confusion.
